We are seeking a talented Senior Executive to join their dynamic team and contribute to their continued success in the Chinese real estate market.As an Asset Management Senior Executive, you will play a key role in optimizing the performance and value of our real estate assets in China. Working closely with internal and external stakeholders, you will be responsible for executing asset management strategies, enhancing property operations, and driving value creation initiatives to achieve our investment objectives.Key Responsibilities- Implement comprehensive asset management strategies to maximize the financial performance and value of assigned real estate assets.
- Conduct regular property performance reviews, analyzing key metrics such as occupancy rates, rental income, operating expenses, and capital expenditures.
- Identify opportunities to enhance asset value through leasing initiatives, expense management, capital improvements, and revenue optimization strategies.
- Prepare financial analyses, budgets, forecasts, and variance analyses for assigned properties, monitoring financial performance against established benchmarks and targets.
- Generate regular financial and operational reports for internal stakeholders, providing insights into property performance, market trends, and actionable recommendations for optimization.
- Develop and execute capital improvement plans for assigned properties, prioritizing projects based on ROI analysis, budget constraints, and strategic objectives.
- Collaborate effectively with internal stakeholders, including asset management, property management, leasing, finance, and investment teams, to align strategies and achieve common objectives.
-Maintain proactive communication with external stakeholders, including property owners, tenants, brokers, and service providers, fostering strong relationships and resolving issues promptly.Key Requirements
- Bachelor\'s degree in Real Estate, Finance, Business Administration, or related field. Master\'s degree or relevant professional certification (e.g., CFA, CPA, CPM) is a plus.
- Minimum of 3-5 years of experience in real estate asset management, property management, or related fields, preferably in the Chinese real estate market.
- Fluent in Mandarin and English, with excellent verbal and written communication skills. This role will correspond with stakeholders who may only be able to converse in Mandarin.
- Strong analytical skills, with the ability to interpret financial data, analyze market trends, and develop actionable insights to drive decision-making.
- Proven track record of managing real estate assets, executing value-add initiatives, and delivering measurable results in terms of financial performance and asset appreciation.
- Knowledge of local real estate regulations, market dynamics, and industry best practices in China.
- Proficiency in Microsoft Office Suite, financial modeling software, and real estate management platforms.
- Excellent interpersonal skills, with the ability to collaborate effectively with cross-functional teams and build relationships with internal and external stakeholders.
