Key Responsibilities:Accounting, Financial Reporting and Analysis, Auditing:
Review of journal entries, accruals, and account reconciliations
Review monthly, quarterly, and annual financial statements, ensure all financial reports are accurate
Conduct financial analysis and performance evaluations of properties, including profitability, occupancy rates, lease renewals, and return on investment; Provide recommendations to optimize property financial performance
Strengthening current internal controls, compliance and process improvements
Coordinate with auditors on statutory audits
Monitor respective bank loan covenants compliance
Accounts Payable and Receivable:
Oversee the accounts payable and receivable functions for properties, ensuring timely and accurate processing of invoices, rent receipts, and vendor payments
Conduct periodic reconciliations and resolve any discrepancies in conjunction with the third party property managers
Budgeting and Forecasting:
Collaborate with property managers and stakeholders to develop annual operating budgets and cash flow forecasts
Monitor budget performance and provide insightful analysis on quarterly and annual variances to relevant stakeholders
Prepare quarterly fund requests based on cash flow forecasts
Lease Administration:
Review lease agreements, ensure proper recording of lease transactions, and calculate rent escalations and common area maintenance charges
Work closely with property managers to ensure accurate billing and collection of tenant receivables
Tax Compliance:
Work closely with tax agent(s) and ensure compliance with tax laws and regulations, including filing and payments for GST, Property Tax, Corporate Income Tax, etc.
Corporate Secretarial Matters:
Work closely with clients\' company secretary and lawyers to coordinate the preparation of statutory records and filings
Others:
Continuously assess finance and related processes and collaborate with stakeholders for efficiency improvement
Undertake ad-hoc projects/tasks as assigned
Qualifications / Skillset:
Bachelor\'s degree in Accounting, Finance, or a related field. CPA designation is preferred
Minimum of 5 years of experience for Assistant Finance Manager in property management accounting or real estate accounting, preferably in real estate private equity, REIT or other real estate investment companies, with auditing and commercial experience
Strong knowledge of IFRS
Knowledge of Singapore tax law and regulations, GST and property tax assessments is an asset
Proficient in property management system (Yardi) is an asset
