Job responsibilitiesAssistant Manager report to General Manager and Head of Business Development and MarketingNew Development Appraisal . Due diligence on price trends of comparable assets, competitor pricing and other factors incl. Government policies, Masterplans and trends . Analysis of tender/purchase conditions to identify material impact on valuation . Financial modelling, sensitivity analysis, scenario analysis, upside/downside analysis, cash flow projection, land valuation and terminal value estimation. . Presentation of investment ideas to Director/ General Manager, Head of Business Development and Board of Directors.Project Marketing (Existing/New Development) . Manage New Project launch, website and marketing materials for new projects. . Formulate and spearhead Marketing Plans/Promotion to stimulate rental/sales of existing assets. . Liaison with Midview Team of Appointed Marketing Agents to deliver Sales/Leasing targets . Other ad-hoc duties such as grant applications and change of use applicationsMarket Research . Tracking of new Government Land Sales/ Enbloc/ Private Sales of property on the market . Perform data acquisition and analysis on various platforms . Tracking and comparison of sales and rental rates indexRequirements . Minimum Bachelor of Science (Real Estate), Civil Engineering, Architecture . 3 to 5 years working experience in a Real Estate Environment; recent candidates with industry experience may be considered. . Knowledge of use of Data Extraction and Scraping Tools . Highly numeric and proficient in the use of Microsoft Excel for Data Analysis
