BUILDING MAINTENANCE TECHNICIAN
(Probationary Employment)We are in need of a talented and reliable personnel who will preserve the excellent condition and functionality of our business premises at 14-B Private Road, New Lucban, Baguio City. Ideal candidate should be a jack-of-all trades with in-depth knowledge of general service maintenance procedures and safety rules/standards.I. Essential Duties and Responsibilities:A. Janitorial Functions:
1. Keeps facilities clean and safe at all times.
2. Maintains cleanliness of building - garbage removal, sweeping and mopping floors, dusting, street litter removal, graffiti removal
3. Grounds: maintains exterior walkways, stairs, patio, fences, lawn care
4. Maintains the Materials Recovery Facility (MRF);
B. Maintenance Technician Functions:
1. Plans building and equipment preventive maintenance and repairs schedule
2. Undertakes maintenance repairs including but not limited to:
i. Drywall repair - patching, painting
ii. Carpentry repair - doors, molding, furnishings, cabinets
iii. Plumbing repair - toilets, sinks, bathtub, shower, caulking
iv. Electrical - maintain water heaters, lights interior & exterior, light fixtures
3. Conducts service and safety maintenance of the following
i. Smoke detector batteries, emergency exits are free & clear of obstructions
ii. Household Utilities: regularly checks appliances including but not limited to refrigerators, LPG tanks and gas stoves;
iii. Fire extinguishers;
4. Maintains and troubleshoots different building systems:
i. Sewerage Treatment Plant (STP);
ii. Fire protection system;
iii. Closed Circuit Television (CCTV);
iv. Elevator;
v. Generator Set;5. Maintains and troubleshoots office and communication equipment and systems:
i. Computer Set
ii. Printer
iii. Internet System6. Responds to emergencies related to the facilities, grounds and vehicles.7. Answers all emergency calls using the company phone and responds in a timely manner
i. 24/7 on-call first responder to emergencies for all buildings
Ii. 24/7 monitors the maintenance/repair line for residents
8. Completes errands as directedII. Requirements:
A. Prospective applicants must have:
1. knowledge in the various building trades including:i. janitorial, electrical, plumbing and carpentry;
ii. NCII certificates holders will have a great advantage;
iii. minimum of three years of experience with facility maintenance and safety requirements is preferred;
iv. knowledge of and ability to operate miscellaneous hand tools, power tools and various equipment such as lawn maintenance equipment, floor machines, etc;
v. good oral and written communication skills;
vi. good organizational skills;
ability to work independently and multitask;vii. ability to work effectively as a member of a team.B. Attractive benefits package will be provided.C.
