Key Responsibilities:
- Lead and supervise a team of Executives, Administrative Assistant and Technicians for the overall operation of the buildings as assigned
- Motivate staff to ensure productivity at work and advocate for improvement on works processes and areas to achieve excellent customer services
- Responsible for planning, monitoring and maintaining the operational and capital expenditures of the buildings as assigned
- Maintain and/or increase the profitability of the portfolio through prudent measures
- Compile monthly reports for prompt submission
- Approve monthly overtime and time-off claims
- Carry out routine inspection of building such as cleaning, security, refuse disposal, washroom services, building maintenance, sanitary and plumbing, mechanical and electrical, landscaping and pest control services
- Ensure that preventive maintenance works are carried out by service providers in accordance with the Contract requirements
- Responsible for overall smooth operation of the buildings as assigned and ensures that all emergencies are attended to promptly and rectified with minimal inconvenience and disruption to tenants and owners. Incident reports are to be submitted promptly per SOPs
- Monitor and ensure smooth operations of the car park per SOPs
- Ensure the implementation and compliance to ISO 9001, ISO 14001 and ISO 45001
- Work with Leasing Team to manage tenancies such that targets relating to occupancy and rental, tenant mix and marketing positioning are achieved
- Administer tenancy matters including administering addition and alteration works, processing of tenancy termination and the enforcement of tenancy terms and conditions according to Lease Agreement
- Promote good landlord and tenant relationships to the point of delighting the tenants
-Plan and implement Marcom programmes for the building through working closely with the Community Experience team
Key Requirements:
- Degree in Electrical/ Mechanical/ Building Services Engineering/Estate Management/ Project & Facilities Management or equivalent
- Senior/Fire Safety Manager Certificate
- Strong building and M&E knowledge and hands-on experience
- Experience in management of commercial buildings
- Good command of spoken and written English
- Good interpersonal and presentation skills
- Strong leadership
- Able to work independently and to interact with people of all levels
