Manage a team of technicians and outsourced vendors to handle hard FM services (Electrical, Air-conditioning, Mechanical Ventilation, Fire Protection System, BMS, Plumbing & Sanitary, utilities monitoring, and Green Mark). Conduct inspections to identify defects and implement preventive and corrective maintenance.
Address feedback, incidents, or emergency crises within the building and maintain relationships with occupants. Coordinate and organize tenant engagement activities.
Liaise and coordinate with M&E contractors/vendors to ensure timely and contract-compliant completion of work/service delivery as per agreed KPIs.
Ensure timely renewal and implementation of M&E term contracts and statutory licenses.
Investigate and resolve M&E building defects/general repairs and maintenance using effective methodologies. Source quotations, verify service delivery, and calculate Liquidated Damages (LDs).
Prepare procurement documents, call for quotations/tenders, raise Purchase Orders (POs), issue award/contract agreements, and certify job completion. Process invoices accordingly.
The Talent
Degree or Diploma in Building Management, Facilities Management, Engineering, or a related field, with a minimum of 5 years of relevant experience in commercial buildings.
Proficient in the maintenance and operation of building M&E systems, Tenancy Fit-Out Works, Green Mark Processes, and statutory requirements for building services and facility operations.
Strong written and spoken communication skills, with experience in tenant management within retail malls or commercial buildings.
Independent, resourceful, meticulous, and result-oriented. Possesses a positive attitude, is a team player, and performs well under pressure in a fast-paced environment.
Must be certified GreenMark, CERT and WSH Risk Management Committee Membership.
Able to speak, read and write Mandarin fluently to liaise with Chinese-speaking counterpart
