Job Description


Function
To handle the daily operations of condominium. Be responsible to upkeep building facilities, carry out timely preventive works, manage and maintain daily site operations to ensure compliance with regulations.
Job Responsibilities:
1. Assist the Property Manager to ensure the smooth operation and effective management of the condominium.
2. Assist the Property Manager on the day-to-day operations of the condominium.
3. Work with Property Manager to develop good practices and technical know-how within property management team
4. Perform regular review of SOPs and house rules to make improvements in building maintenance standards and efficiency
5. Work with the team to develop and implement programs and processes/practices that reduce good energy savings, cost optimization and practices
6. Advise and guide the executives/technicians on BMSMA, government regulations and building matters
7. Manage service providers and work with them closely to resolve operational issues
8. Carry out periodic site inspection for the premises
9. Plan and implement the maintenance program for building services, M&E systems, repair and replacement works
10. Obtain quotations, issue of purchase order for repairs, purchasing of parts & materials, replacement works, etc
11. Identify potential facility issues and work towards resolving it
12. Review and renew maintenance term contracts
13. Investigate incident cases & recommend measures to prevent recurrence when necessary
14. Approval & control of works permit submit by contractors
15. Execute approved upgrading works for the property
16. Preparation of documents for AGM and council meetings
17. Assist and conduct AGM and council meetings for MCST
18. Ensure delivery of quality service standards.
19. Cultivate cordial relationship with all related parties
20. Handle any other assignments as and when directed by the Management
Job Requirements:
1. Degree or Diploma in Building Services / Property Management / Project & Facilities Management or related studies
2. Proficient in MS Office.
3. Strong building knowledge with minimum 5 years relevant experience in managing commercial properties / facilities management.
4. Conversant with local codes of practice and regulations.
5. Good working knowledge in building, plumbing & sanitary, mechanical and electrical system.
6. Good experience in tenants fitting out works & liaise with consultant.
7. Able to work closely with leasing, negotiations, due diligence and documentation.
8. Good CAPEX & OPEX working experience.
9. For term contract & CAPEX, able to invite competent vendors, call tender, evaluate and make recommendation.
10. Knowledge of Building Maintenance & Strata Management Act (BMSMA).
11. Experience in contract administration.

5 days work week (8.30am to 6pm)
