He or she is expected to build strong partnerships with some major functions and assist on strategic planning, mergers and acquisitions, and real estate investments.ResponsibilitiesInvestment Analysis and ManagementRuns financial models and assists in development of presentationsAssists in evaluation of real estate strategy for each metro and supports capex forecasts on planned developmentSupports the preparation of business cases for new developmentCoordinates with Design, Construction, Business Development, Commercial Finance, Ops, Finance, Sales and other departments to determine optimal development plansCoordinates investment approval process and capex prioritizationAssists with creation of investment proposals to executive managementAssists in evaluation of site business performance against plansSupports asset management optimization strategies including expansion, contraction, disposition and reconfiguration of propertiesAssists with financial analysis and IRR modelsConducts ad hoc financial analysis and support investment analysis for other business units, including M&A, Strategy, Business Development, and othersAssists with consolidating forecasts and potential qualitative analysis in support of application of licenses, tax incentives, etc. for both new and existing marketsStrategic Planning and DevelopmentIndependently conducts competitive market research on trends that have a potential to impact the business, as assigned by senior leadershipConducts and prepares presentations/reports on researchPotentially supports M&A activityProject and Program ManagementAttends and supports cross functional team meetingsAssists in preparation of Executive staff and Board presentation materialsSupports efforts on internal consulting projects focused on new markets/products, growth initiatives or profitability improvementsAids in short-term consulting/problem solving/performance improvement support & advice to E-team, as neededPrepares team meeting materialsCross-Functional CoordinationDevelops relationships with key stakeholders throughout the companyProactively communicates with internal departments to ensure accurate data is used for modeling purposesQualificationsBachelor\'s degree or higher preferredUp to 3 years of working experience, preferably in an Investments/Corporate Development roleAlternatively, the candidate can also have Big 4 Advisory/Management Consulting experience, preferably with exposure to the TMT or real estate sectorFamiliarity and comfort with financial modelling.
