Team building and coaching site teams to guide in the development and training of Property Managers, Admin and Maintenance staff including Real Estate regulations; practices; reporting and best industry practices for operating procedures such as rent collections, evictions, accounting, maintenance, and purchasing.
Identify strengths and challenges in each team in order to improve efficiency and effectiveness and foster a professional culture of site offices where staff can accomplish goals and feel good about their contributions.
Direct staff in preparing for reviews by regulatory agencies, lenders and investors and attend in preparation for inspections. Review responses to findings or citations and ensure they are submitted to the agencies on time.
Ensure that teams comply with current applicable landlord-tenant law and housing law including reasonable accommodation procedures and policy.
Visit sites on a regular basis to mentor Property Managers and monitor ongoing issues at the properties.
Review/prepare monthly property summaries including variance reports on income statements, vacancies, and accounts receivable and submit them to the Board and lenders and/or investors as required.
Approval of market rent changes, write-offs and reimbursements.
Create, implement and update operational policies and procedures.
Work with site staff to address resident complaints
Create and monitor the budget for the Asset Management (Property) department.
Review site budget estimates with the Head of Finance and Asset Management and submit the complete budget to the Board for approval.
Requirements:
Minimum of 8 \xe2\x80\x9310 years of Property Management experience in residential property
Minimum 5 years of experience supervising site teams
Experience in Commercial leasing will also be advantageous.
Degree in any discipline
Strong computer skills
Demonstrated leadership skills
Strong knowledge of Real Estate related Act.
Requires strong written, oral and reading communication skills to accurately obtain, interpret and transcribe complex programs at all levels of the organization.
