Job Description





Lease premise taking over from landlord (with the Operations Manager)



(1) Check the premise thoroughly for defects and damages (with checklist), taking photos


(2) Defects and damages identified, documented, the list need to be signed by the landlord before tenancy commencement


(3) Need to rectify the defects and damages (bill to the landlord, or landlord rectify these defects and damages before tenancy commencement)


(4) Create and update the defects repair register for each leased premise





Staging of the room



(1) Plan the rooms layout and space allocation for phototaking





Rooms renovation or partitioning



(1) Find contractors,


(2) Apply for MCST permit for renovation, disposal, mover


(3) Procurement of mover and disposal


(4) Oversee the renovation work done by contractor





Wifi , CCTV installation



(1) Oversee the installation of Wifi, CCTV and ensure in working condition





Room Inspection before check in process



(1) Check the premise thoroughly for defects and damages, photo taking, make necessary repair and make ready the room


(2) Check and maintain the inventory list for the leased premise





Regular inspection of lease premise



(1) Assist in quarterly air-con servicing


(2) Inspect the lease premise for defects, damages can be done during air con servicing and whenever necessary - Preventive measurement





Regular Maintenance & Repair



(1) To check any maintenance ticket/repair request from the app and from student's feedback


(2) To arrange for repair required


(3) To identify if the repair is a fair wear and tear or if it caused by student's negligence


(4) To inform Finance for any repair under student's responsibility


(5) To update the ticket status in app





To maintain the inventory Stock



(1) To record any purchase, usage, disposal of the stock





Inspect room for tenant off boarding



(1) Inspect the lease premise for defects, damages, photo taking


(2) To provide estimated cost of repair to Finance for student refund purposes


(3) To arrange necessary repair required before new student check-in





Leased premise return to landlord



(1) Check the premise thoroughly for defects and damages, Photo Taking


(2) To arrange the repair to be completed before the premises handover time


(3) If it is major repair, find 3 quotation to submit to Finance before engaging the contractor
