Responsible for the management and maintenance of acquired commercial properties.
Work closely with Director to evaluate operations of to ensure safety, functionality, and quality of service.
Assist the Director to take over the new commercial properties and facilities.
Record and report the defects in properties and facilities
Manage facility operations by implementing quality standards and procedure for preventive and corrective maintenance works.
Coordinate with the vendors, service providers, external authorities, and key stakeholders in the daily and periodic maintenance of the facilities and implementation of maintenance policies and procedures.
Support the Director in the annual budgeting exercise, including budget tracking;
Supervise procurement activities of the respective term/adhoc vendors including meeting contractual obligations, specification reviews to ensure cost effectiveness and competitiveness and processing of payments to vendors;
Provide supervision to project management team members for fit-outs, renovations and upgrading works by ensuring that works are monitored and co-ordinated to ensure projects are completed on schedule and meets the client\'s quality standards and contractual requirements;
Serve as a primary interface between the clients and team for facilities and spatial needs such as obtaining feedback and follow up with the relevant departments to mitigate services.
Review monthly report, trend analysis on energy, water, facilities usage, Corrective Maintenance, Preventive Maintenance, customer satisfaction, materials management, vendor performance, etc and present evaluation and mitigation to Client.
Ensure the maintenance specifications and records are updated and ready.
Accountable for the Preventive & Corrective Maintenance for the ACMV, Fire Protection, BMS, P&S, EHS.
Embrace Condition-based Maintenance to compliment Preventive Maintenance.
Ensure maintenance work shall comply with the relevant Singapore Standards and Code of Practices.
Ensure maintenance work shall comply with the company\'s environment, health, and safety policies.
Meet with tenants to resolve technical issues raised by the tenants.
Constantly monitor the KPIs specified by the Head of FM.
Audit the maintenance work carried out by the Team according to the departmental policy.
Oversee the Tenant\'s fit-out work and Asset Enhancement Work.
Accountable for the additional tasks assigned by the Director.
Requirements:
Degree in Facility Management / Building Services / Mechanical or Electrical Engineering / Fire Safety and Workplace Safety & Health or equivalent.
5 - 8 years of experience in related field.
Recognized certificate in Fire Safety or equivalent.
