Job Title Maintenance Technician Summary The Facilities Maintenance Technician performs routine maintenance and repairs on facility equipment and property structures. This position ensures that the organization\xe2\x80\x99s physical infrastructure is well-maintained, safe, and operational. The technician will work closely with the Facilities Manager to ensure all maintenance tasks are completed efficiently and promptly.Key Responsibilities1. Facility Maintenance and Operations:

  • Oversee the daily operations and maintenance of the facility, including HVAC, electrical, plumbing, and general building maintenance.
  • Develop and implement preventive maintenance schedules to ensure all equipment and systems function properly.
2. Vendor and Contractor Coordination:
  • Manage relationships with external vendors and contractors, ensuring they deliver services according to agreed-upon standards and timelines.
  • Coordinate and oversee the work of contractors for repairs, renovations, and special projects.
4. Budget Management:
  • Work with the Facilities Manager to manage the facilities budget, ensuring cost-effective operations.
  • Support in tracking and reporting on maintenance expenses and look for opportunities to reduce costs without compromising quality.
5. Inventory Management:
  • Maintain an inventory of tools, equipment, and supplies for facility maintenance and operations.
  • Order new supplies and equipment as necessary, ensuring cost-effectiveness and timeliness.
6. Facility Improvement:
  • Identify opportunities for improving the efficiency and effectiveness of facility operations.
  • Support facilities manager to facilitate upgrades and renovations to maintain and enhance the work environment.
7. Emergency Response:
  • Coordinate with AMD and the facilities manager to develop and implement emergency response plans for the facility.
  • Act as the primary point of contact for facility-related emergencies and coordinate response efforts.
8. Customer Service:
  • Respond to facility-related inquiries and requests from employees promptly and professionally.
  • Ensure a high level of customer satisfaction with facility services.
  • Close all work order requests in the FAMIS 360/ARCHIBUS as per the agreed SLA
9. Safety and Compliance:
  • Ensure all maintenance activities comply with health and safety regulations.
  • Conduct regular safety inspections and address any identified issues promptly.
  • Maintain records of compliance with local, state, and federal regulations.
10. Policy Development and Implementation:
  • Support the AMD EHS Lead in developing, implementing, and enforcing OSH policies and procedures in compliance with local, state, and federal regulations.
  • Ensure all employees are aware of and follow safety protocols.
11. Risk Assessment and Hazard Identification:
  • Conduct regular risk assessments to identify potential hazards in the workplace.
  • Align with AMD EHS policies to develop strategies to mitigate identified risks and ensure the safety of employees, document findings, and take corrective actions.
  • Perform regular inspections and audits of the workplace to ensure compliance with OSH regulations and internal safety standards.
12. Incident Investigation:
  • Assist the AMD EHS Lead in investigating accidents, incidents, and near-misses to determine the root cause and prevent recurrence.
  • Prepare detailed reports and recommend corrective actions to AMD EHS Lead.
13. Regulatory Compliance:
  • Stay updated on changes in OSH regulations and ensure the organisation remains in compliance.
  • Liaise with regulatory bodies and ensure timely submission of necessary documentation.
Additional supporting role at the site:
  • Plan out & Manage Preventive Maintenance Schedule.
  • Manage & Monitor Service Vendors and onsite project contractors.
  • Communicating with vendors & contractors on operational works and scheduled projects.
  • Engage with the client security team on providing access to vendors & contractors on the client site.
  • Engage with the landlord\'s FM team and acquire landlord approval for maintenance activities or projects.
  • Assist in collecting vendors\' & contractors\' business documents and submissions.
  • Documentation of vendors & contractors documents & submissions in Yardi & SAP.
  • Onsite support for a client site. Providing corrective maintenance for non-critical equipment.
  • Conduct monthly workstation occupancy and update the client web application (ARCHIBUS).
  • Monitor work request ticketing system. Completing tasks associated with the ticket and liaising with client employees.
  • Communicating with clients on maintenance activity or projects
  • Assist in completing MOP & SOP for critical equipment maintenance & shutdown.
  • Conducting monthly office walkabouts and generating reports for Facilities meetings.
  • Cooperating with various client support teams.
  • Generating monthly reports for the client EHS team.
  • Assist in client ERT team activity.
  • Managing onsite EHS item inventories such as PPE, EHS Consumables, First Aid Kit & PFE.
  • Managing client pantry supplies.
  • Conducting scheduled parcel deliveries for clients.
Qualifications:
  • High school diploma or equivalent; technical training or certification in a related field is preferred.
  • Proven experience as a maintenance technician or in a similar role.
  • Strong knowledge of HVAC, plumbing, electrical, and general building maintenance.
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Excellent problem-solving skills and attention to detail.
  • Good communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Physical ability to perform manual labour, including lifting heavy objects and climbing ladders.
  • Valid driver\'s license and reliable transportation.
Working Conditions:
  • Primarily works on-site at the facility, with some office work for administrative tasks.
  • Must work outside regular business hours to address emergencies or complete maintenance tasks.
  • Occasional evening or weekend work may be required to address emergency maintenance issues and must be reachable via mobile 24/7.
  • Physically demanding role that may require lifting, climbing, and working in various environmental conditions.
