• Plan and implement SingTel Group\'s real estate master plan to maximize the value of Singtel\'s properties. Rationalize, plan, consolidate accommodation to ensure optimal space usage and maximise returns from real estate. Negotiate with the relevant government authorities, such as URA and SLA to enhance the value of properties.

• Participate and lead in aspects of the planning and implementation of new corporate development projects, in particular in carrying out financial feasibility analyses and modelling studies.

• Ensure that space is efficiently deployed and utilized. This includes identifying potential alternative uses of property assets by playing an asset management role to maximize value of property assets.

• Work with professional valuers to conduct assessment on property values, review valuation reports and carry out analyses to assist with property portfolio review exercise.

• Review property tax charges and administer payments.

• Provide advice and support to business units on any procurement of real estate and represent Singtel users in all property acquisition or divestment negotiations.

• Facilitate the administration of any property related acquisition or divestment, beginning from the property selection process to the final execution of documentation.

Skills for Success:

• Degree in Real Estate/Building, Finance, Business or equivalent
• At least 8-10 years of experience in a managerial position with experience handling real estate and property development.
• Good knowledge of real estate market, local planning regulations and land laws.
• Well versed with development and real estate valuation, property market and industry practices.
• Strong real estate financial feasibility and financial modelling skills
• Excellent interpersonal, presentation, communication and negotiation skills.
• Resourceful, analytical and able to work independently.
• Strong negotiation, organizational and stakeholder management skills.
• Good team player.
