\xe2\x80\x93 Property Accountant Hikari Real Estate is global private property management group managing a significant real estate portfolio for its clients and has offices in Singapore and London. In connection with the continued growth of our operation in Singapore and London, which have been active for more than 30 years and spans a portfolio of residential and commercial assets, Hikari Real Estate is seeking a self-motivated, skilled, and detail-oriented Mid-Level Property Accountant to join our team in Singapore.

Role Description: This role will provide a full spectrum of finance and accounting support to the group and the clients. The role will report to Financial Controller based in Hong Kong office, work closely with the property managers and service providers, and interface directly with clients. The Property Accountant is responsible for providing clients with accurate and timely finance and accounting support in line with ongoing business needs and applicable accounting standards, and for maintaining compliance with relevant statutory requirements.

Key Responsibilities: Accounting, Financial Reporting and Analysis, Auditing:

  • Handle journal entries, accruals, and account reconciliations
  • Prepare monthly, quarterly, and annual financial statements for asset-owning entities under management
  • Conduct financial analysis and performance evaluations of properties, including profitability, occupancy rates, lease renewals, and return on investment; Provide recommendations to optimize property financial performance
  • Coordinate with auditors on annual audits

Accounts Payable and Receivable:
  • Oversee the accounts payable and receivable functions for properties, ensuring timely and accurate processing of invoices, rent payments, and vendor payments
  • Conduct periodic reconciliations and resolve any discrepancies in conjunction with the third party property managers

Budgeting and Forecasting:
  • Collaborate with property managers and stakeholders to develop annual operating budgets and cash flow forecasts
  • Monitor budget performance and provide insightful analysis on variances

Lease Administration:
  • Review lease agreements, ensure proper recording of lease transactions, and calculate rent escalations and common area maintenance charges
  • Work closely with property managers to ensure accurate billing and collection of tenant receivables

Tax Compliance:
  • Ensure compliance with tax law and regulations, including filing and payments for GST, Property Tax, Corporate Income Tax, etc.

Corporate Secretarial Matters:
  • Work closely with external company secretary and lawyers to coordinate the preparation of statutory records and filings

Qualifications / Skillset:
  • Bachelor\xe2\x80\x99s degree in Accounting, Finance, or a related field. CPA designation is preferred
  • Minimum of 3-5 years of experience in property management accounting or real estate accounting, preferably in real estate private equity, REIT or other real estate investment companies
  • Strong knowledge of IFRS
  • Knowledge of Singapore tax law and regulations, GST and property tax assessments is an asset
  • Proficient in accounting software and financial management systems (e.g., Yardi, MRI Software, etc.)
  • Excellent analytical skills and the ability to interpret financial data accurately
  • Strong attention to detail and ability to work with large volumes of data
  • Effective communication skills to collaborate with internal teams, property managers, clients and external stakeholders
  • Ability to prioritize tasks, work independently, and meet deadlines in a fast-paced environment
  • Team player with superior multi-tasking capability who can work independently towards calendar deadlines and is not afraid to look for solutions
