o Oversee daily building operations, ensuring compliance with statutory requirements, safety standards, and company procedures.
o Manage and troubleshoot M&E systems, including HVAC, electrical, plumbing, and fire protection systems.
o Coordinate and supervise preventive, corrective, and predictive maintenance works.
o Monitor and optimize energy consumption and efficiency of building systems.
2. Property Management
o Manage a portfolio of properties, ensuring smooth day-to-day running and timely resolution of issues.
o Liaise with tenants to address concerns, provide updates, and maintain good relationships.
o Ensure properties are well-maintained, clean, and safe for occupants.
o Compile service reports and send them to Client.
o Carry out enforcement duties.
o Plan and implement improvement work for the buildings under his/her care.
o Assist the FM in preparing the monthly kpi presentation slides and management report.
o To undertake other work assignments which the Management may assign.
3. Contractor & Vendor Management
o Oversee contractors' performance and ensure works are completed to the required standard and timeline.
o Source, evaluate, and appoint vendors for maintenance, repair, and improvement works.
4. Budget & Reporting
o Prepare, monitor, and control operating and maintenance budgets.
o Provide regular reports on property condition, incidents, and operational performance.
5. Compliance & Safety
o Ensure all works comply with regulatory requirements, including BCA, SCDF, NEA, and MOM guidelines.
o Implement and maintain workplace safety and health (WSH) practices.
REQUIREMENTS
Possess knowledge and work experience related to M&E or Facilities Management services.
Able to work independently under pressure in a fast-paced and dynamic environment.
Required the use of computerized maintenance management system (CMMS) to Client's software application to manage work request, create work order, etc.
Proficient in Microsoft Office
Diploma holder in Building or Facilities related disciplines with min. 3 years of related working experience or ITE/ NTC facility or any technical disciplines in facility management work with min. 5 years of relevant working experience.
Knowledge of Building Regulations and Code of Practice.
