What You'll Do

In this role, you will be:
responsible for the development and implementation of real estate strategies for Macquarie office locations across Asia. These should align to our global strategy but also account for local factors and drivers.
Build strong relationships with corporate teams, client facing professionals and leadership in order to effectively understand requirements and execute initiatives.
Demonstrate strong collaborative skills to shape cross functional teams (incl external service providers) to develop solutions.
provide expertise, advice and leadership on strategy, transaction and fitout aspects of the real estate life cycle, from active portfolio management through transaction management, workplace strategy and design, vendor selection to implementation.
Support local business unit leadership and the Global Real Estates partners (Workplace, FM, Security, EHS, Project Management) to ensure our assets meet the business's operational requirements
Prepare documents for corporate approval submission, including the financial analysis, the narrative approval memo and lease documents
Managing requests for building alterations and improvements from FM and Project Management Teams. Liaising as necessary with Legal, third-party consultants, and landlord's to properly document consents and obtain permitting/planning consents
Responsible for proactively managing Macquarie's lease contracts within your portfolio to find opportunities to optimize real estate commitments and to manage occupancy costs. Regularly review and analyse the portfolio against metrics, market knowledge and location need to design and execute a real estate strategy for each location in line with the global real estate strategy principles.
Be part of the team creating the workplace strategy and guiding local stakeholders through design and any construction/build out process (including setting/managing the construction budget) to move in.
You will work closely with local stakeholders including senior leadership in relocations, new locations, renewals, renovations and subleasing. You will be responsible for working with the local stakeholders to define the requirements, then lead the building selection process (if relevant), negotiate/execute contracts (leases, vendors and other) and managing the outsourced projects team.
You will contribute to the development and implementation of global real estate strategic initiatives.
Leveraging tools and dashboards prepared by our data specialists, you will track and analyse occupancy metrics, spend and project future occupancy costs to drive insight into the portfolio and explore opportunities to optimize our approach.
Ensure all prudent governance has been followed in order to comply with our policies and ensure risk is managed effectively
Qualifications & experiences
University degree ideally in business/property
Strong experience in a professional services environment with direct and hands-on real estate fitout and transactional expertise is essential to be able to carry out the duties of this role successfully
Strong experience in leading the development and implementation of real estate strategies across Asia
Excellent relationship-building skills; able to demonstrate the ability to work collaboratively with colleagues of all tenures including senior leadership
Extensive People Management experience and talent development, leading and inspiring diverse perspectives throughout a regional portfolio.
Terrific interpersonal skills and an enthusiastic personality, to aid in forging bonds of trust with your internal customers, contributing to our Future of Work/Workplace Evolution strategy, and ensuring strategic advisory services that enable Dow Jones employees to deliver the best work of their careers.
Significant experience working in a corporate setting, with a strong curiosity to understand a company with a broad variety of business units with differing office space and hybrid workplace needs.
Must have strong international leasing and fit out contract negotiation skills
Excellent project management skills: ability to manage multiple projects and priorities simultaneously
Strong ability to act in an agile manner and change direction swiftly
Able to demonstrate the ability to self-motivate and act independently
Strong integrity, accountability and fairness in dealing with people and confidential information
Excellent verbal and written communication skills; ability to deliver clear messages and complex concepts effectively
Strong problem-solving and critical thinking skills
