Formulating asset management and enhancement plans, with a view to maximizing yield and enhancing capital growth.
Formulate and implement strategies to maximise rental and occupancy of the properties.
Responsible for all tenancy management activities including tenant sourcing, rental negotiation and renewals, lease documentation, agreement preparations, maintaining tenancy schedule, arrears management, etc.
Analysis & Reporting:
Prepare annual budget plan and periodic forecasting reports, monthly tenancy and property performance reports.
Enhance the value of properties to generate new revenue streams. Identify, initiate and execute initiatives to improve and enhance property operations.
Liaise with Government bodies/ Consultants/ Architects/ Contractors on all property matters.
Oversee managing agent performance and to ensure stakeholder\'s requirements are met.
Manage various stakeholder\'s activities to ensure consistency and compliance of leasing policies and procedures.
Manage a property management system.
Manage good Landlord-Tenant relationships.
Ensure compliance of safety & building regulations and all other statutory requirements
Ensure KPIs of services providers are met and provide service level assessment for renewal of contracts.
Ensure timely and cost-effective renewal of contracts and regulatory licences. Portfolio level reporting on property key performance indicators.
Identify and promote sustainable practices and implement improvements to achieve desired carbon footprint targets. Any other duties allocated/assigned.
Requirements
Degree in Business, Real Estate/Property or related qualifications
At least 10 years of relevant experiences in commercial leasing and property management.
Experience in handling land lease matters and knowledge in local planning regulations, land laws and Tenancy Agreement.
Possess a sound understanding of the real estate industry and strong persuasive presentation and negotiation skills.
Business and financial acumen, an analytical mind and proficiency in financial analysis.
Experience in industrial properties investment is an advantage.
Good knowledge of Conveyancing and Law of Property Act (CLPA), Building Management and strata Management Act (BMSMA).
Good working knowledge of Property Management System
Understanding of local real estate and safety regulations, code of practice and standards.
Self-driven, resourceful team player with good analytical, communication, writing and interpersonal skills.
