& Requirements Senior Property Executive / Building Manager, Facility Management Reporting to the AVP / Senior Manager, Facility Management. You will lead a team of Property Executive(s) and/or Technician to ensure that the property is maintained at a standard expected from AIMS APAC REIT\xe2\x80\x99s buildings. We are looking for 4 Senior Property Executive/ Building Managers for our properties located at West and North part of Singapore. Standard hours of work are: 9am to 6pm on Monday to Friday and 9am to 1pm on Saturday (West). 8:30am to 5:30pm on Monday to Friday and 8:30am to 12:30pm on Saturday (North). Job Responsibilities

  • Lead a team of Property Executive(s) and/or Technician and be responsible for the property under your charge
  • Establishing and maintenance of the Company Emergency Response Team for the property
  • Compliance, including Head Lease (where relevant), regulatory compliance and timely renewal of all regulatory licenses
  • Property Maintenance Management and Operation:
  • Planning and execution of Property AEI and A&A works
  • Oversight of term contractors and Consultants working on the Properties
  • Tenant Management, including handing and taking over, defect management, supervise tenant fit-out works and enforcement of relevant terms under the lease
  • Cost and Document Control, including preparation of property budgetLand tracking of actual expenses and the associated reporting
  • Propose and/or implement the necessary ESG initiatives
Requirements
  • Bachelor degree in Mechanical or Electrical Engineering, Building or Facilities or Real Estate Management or equivalent with 2 to 4 years of related hands-on post-graduate experience in Facilities Management; or
  • Diploma in Mechanical Engineering or Electrical Engineering, Building or Facilities or Estate Management or equivalent with 5 to 6 years of related hands-on post-graduate experience in Facilities Management
  • The following skillsets will be advantageous:
  • Experience in managing fit-outs, Asset Enhancement Initiatives (AEI), Repair & Maintenance Projects
  • Experience in developing and reviewing specification for M&E systems
  • Experience in reviewing rates and costs
  • Experience in troubleshooting M&E systems
  • Good knowledge of Singapore Standards, Code of Practice in building services and other relevant statutory requirements regarding tenancy work
  • Able to respond to emergency during odd hours
  • A team player / leader with good interpersonal and communication skills
  • Good organizational skills and attention to details
  • Ability to multitask and make decisions with minimal guidance
  • Good knowledge of Microsoft Office and AutoCAD
