To attend Council Meetings and Annual General Meetings
To handle Operation in property management and asset mgt experiences
Able to handle portfolio projects
Able to Oversee and ensure the smooth operations and effective management of the building/estate
Lead and supervise administrative staff and contractors providing maintenance, security, fire safety and carpark management
Carry out all maintenance functions and ensure the highest standard expected from the Client and the subsidiary proprietors
To effective Maintenance Fund collection
To effective preventive maintenance programs
To ensure competitive tendering purchase and service contracts
Assist in insurance claims for any damages to common property if required
Effective, efficient control expenses
To recommend budget for each year to determine the amounts to be collected for the Maintenance Fund and Sinking Fund
To ensure compliance with warranties & guaranties
To ensure satisfactory level of security, cleanliness and housekeeping
To prepare Minutes of Council Meetings, Minutes of AGM
To prepare AGM documents
To ensure that no member of staff take personal advantage of privileged information obtained in the course of business
To ensure that members of the staff do not conduct himself or herself in a way which might bring the Management Corporation into disrepute
To ensure compliance with divisional policies
To plan and carry out preventive building maintenance works for common facilities and properties
To ensure all resident\xe2\x80\x99s complaints are attended to promptly and efficiently and monies collected are handed to the Accounts Department immediately
To place orders for building maintenance materials and to keep track of its issuance as and when required
To plan duty roster, affecting replacement and covering of duties for all site staff
Day to day supervision of the site management staff
Oversee the security of the building and keep tenants informed of the emergency procedure
To oversee the administration maintenance contracts
To ensure all purchase/works orders issued are in order and within the budget allocated
To prepare all tender documents, agreements, contracts and other legal documents
To review of property for insurance purpose and recommend sum insured for the various policies
To recommend annual salary adjustment
To review all contracts, agreements and insurance 2 months before their expiry and recommend renewal or call for quotation/tender
To vet all outgoing correspondence and minutes of meetings
To arrange for annual audit of accounts
To advise Council if expenditure is within the budget approved at General Meetings/Monthly financial accounts/revision monthly statement
To recommend appropriate actions to be taken against defaulters with assistance from solicitors
Any other duties assigned
Job Requirement
Must be well versed in BMSMA
Possess at least Bachelor\'s Degree/Post Graduate Diploma/Professional Degree
At least 3 Year(s) of working experience in the related field is required for this position.
High level of EQ is required, and able to handle stress and pressure
Excellent PR skills is a must with strong interpersonal & communication skills
Problem solver with good leadership quality and positive attitudes
