Routine Activities Job
1. Conduct a daily / weekly / monthly site inspection of the facilities.
\xef\x82\xb7 Taking parameter readings of UPS from the mimic /monitoring panel.
\xef\x82\xb7 Visual inspection of office lighting condition. To replace lighting tubes or ballasts when necessary.
\xef\x82\xb7 Taking temperature readings of critical rooms based on the desired temperature set by the client or IT or stipulated in the OMM.
\xef\x82\xb7 Visual check of the fire protection / suppression system (FM200 / Pre-Action System) Check if the gauges are in normal reading stipulated in the OMM and no alarm shown from the control panel.
\xef\x82\xb7 Take power and water meter reading consumption on a monthly basis
2. Attend to user\xe2\x80\x99s complaint and requests in regards to facilities issues.
3. Respond to any M&E related alarms in accordance with agreed upon SLA\xe2\x80\x99s.
4. Ensure all open tickets related to M&E and facilities for repairs and PM\xe2\x80\x99s are closed in a timely manner.
5. Supervise all technical works like electrical, plumbing and mechanical jobs or minor A&A works.
B. Preventive Maintenance
1. Plan / forecast and execute all electro-mechanical planned preventive maintenance schedules.
2. Ensuring all PPM and reactive tasks are delivered in line with contract KPI\xe2\x80\x99s.
3. Coordinate, supervise and escort all vendors for timely completion of any planned maintenance activities.
4. Check and review the service reports submitted by vendors for any M&E work and highlight any deviation from the standard thereof.
5. Perform regular inspection of fire extinguisher system
6. Perform regular inspection of emergency luminaires
7. Perform pantry grey water pump maintenance
C. Facilities Management
1. Work with the on-site facilities team to ensure planned preventive and reactive tasks are completed with agreed SLA\xe2\x80\x99s
2. Assist with critical out-of-hours issues & participate as a key team member in responses to emergency situation when necessary.
3. Perform first line fix in terms of electrical, mechanical, plumbing, HVAC, laboratory infrastructure, and any office power issues.
4. Ad hoc duties form time to time to support the rest of the facilities team in times of peak demand.
5. Liaise with vendors for quotations required for any equipment needs repair or rectification.
6. Repair of faulty pedestal / drawer locksets, replaced when necessary or minor handyman works.
7. Minor carpentry works like fixing faulty cabinet hinges.
8. Installation and relocation of PC monitor arms.
9.
