Job Description


Job Purpose

  • Reporting directly to the CIO, the organization is looking to hire a well-organized and analytical Associate, who will be a core member of the Investment & Acquisitions team. The organization is an existing real estate operating platform that is backed by one of the largest private equity institutions in the world and is going through an exciting growth phase.
  • This person will play a critical role through all phases of the investment process and is principally responsible for financial modeling of potential all investments, conducting research and evaluating economic and real estate market data, preparation of the investment memos and presentations for Senior Management and stakeholders.
  • The successful candidate will have 4 to 5 years of investment and acquisition experience within a Family office or Private Investor, Opportunistic Fund or other relevant real estate investment organization. The successful candidate is expected to be a self-starter with strong financial modeling skills and interpersonal skills. Working experience in the real estate sector and fluency in Vietnamese, Japanese or Korean language would be advantageous.
Job Responsibilities
  • Evaluate real estate transactions by analyzing basic trends and relative market cycle fundamentals, by performing research on fundamental supply/demand trends, industry and employment trends and competitive projects. Create financial models, layering in various capital and promote structures for new investment opportunities.
  • To plan and execute market research activities, including investment and divestment opportunities and their accompanied risks, global market development and macro economic trends
  • Assist in the day-to-day liaison for the collection and interpretation of large amounts of proprietary and public information, including active information from real-estate brokers, agents, development managers, and the sales staffs.
  • Responsible for coordinating and maintaining investment and development information database
  • Responsible for developing and maintaining financial models for real-estate investments deals
  • Assist in the preparation of investment updates for the Investment Committee’s evaluation of the deal attractiveness by studying key economic drivers of the deal to develop projections and scenarios, and outlining investment risks and opportunities.
  • Assist in the preparation of model sensitivities and analysis based on potential lease deals, refinancing, exit or other transactional assumptions.
  • Preparation of business and investment cases, information memorandum, research reports, due diligence reports related to real-estate investment opportunities.
  • Assist in the coordination of the investment thesis together with the Asset Management team on the post acquisition assumptions and operational metrics.
  • Assist in the day-to-day due diligence process of any land, property or portfolio acquisition opportunities with both internal team members and external consultants.
  • Respond to ad hoc requests of Senior Management members and prepare high quality and timely responses to ad-hoc investor questions.

Job requirements
  • B.S. in Business, Finance, Real Estate or other financial or business discipline, with demonstrated academic excellence from a top-tier university
  • MBA or CFA certification is an added advantage
Core Competencies

  • Excellent written and verbal communication skills
  • Demonstrated ability to multi-task and to work effectively as part of a team across different disciplines.
Technical Competencies
  • Strong computer skills, especially in Excel and ability to design and graph for presentation
  • Appreciation of local and global real estate market and conducting research upon it
Experience
  • Minimum of 4-5 years of real estate, private equity or investment banking experience.
  • Regional experience and fluency in Vietnamese, Japanese or Korean language would be advantageous.
