Adhere and support the facilities management strategy for the agreed client contract.
Oversee the facilities management service, which encompasses ad hoc maintenance, fire, mechanical, electrical support and, following environmental safety guidelines to ensure business continuity is maintained
Manage site operations to ensure continuity of property services with minimum disruption to the client\xe2\x80\x99s business operations
Manages the on-site activities of shift/day technicians, and where required vendors and contractors
Supervise and manage and mentor the technicians on site to ensure exceptional performance is being achieved. Shift Lead is responsible for supporting the Senior Engineer in setting and attaining performance goals, as well as responsible for the development, coaching, and counselling of the rest of the site technicians
Perform hours of operations to provide site coverage as necessary, including working shift rosters to achieve full staff coverage of sites
Raise work permits (including Tag out, Confined spaces, High Voltage, Fire Isolation, and Hot Works requirements), sign off work permits and collaborate with various groups to optimize the work schedule
Conduct required property and operational inspections and review property operations to ensure cost effectiveness and business continuity is maximized
Report and recommend technical and operational initiatives
Perform risk assessments where required to support site risk reduction strategies
Comply with all systems used to meet its health and safety obligations
Operate in a manner that will minimize any adverse environmental impacts associated with their activities
Ability to research, learn, and perform operational duties (switching, isolating, fault rectification, incident recovery, etc) to ensure equipment viability with minimum supervision
Some routine maintenance and monitoring tasks, Examples of items (Various Meter and UPS readings, Chiller Plant Monitoring, Replacement of Lights, New Tap Off Boxes, Basic Facility Repairs and Maintenance etc
Update site log of all incidents and happenings during shift and update next shift Technician and Senior Engineer(s)
Maintain awareness of current operating procedures, general site instructions and site safety guidelines and implement and monitor where required.
Perform system isolations and switching of supplies, change duties cycles or shut down equipment for maintenance.
Operate emergency plants such as generators, redundant chillers, cooling towers and take logs operating whilst in test or emergency operation
Supporting the maintenance of electrical & mechanical infrastructure per manufacturers\xe2\x80\x99 recommendation and client/contract statements of Work (SOW\xe2\x80\x99s)
Develop, review, implement and audit local Method of Procedures (MOP\xe2\x80\x99s), Standard Operating Procedures (SOP\xe2\x80\x99s), and Emergency Operating Procedures (EOP\xe2\x80\x99s)
Develop a comprehensive understanding of the building(s) infrastructure and their layouts, functions and complexities
Endorse day to day and future compliance to safe working practices, quality standards conformity and best practice methods
Volunteer ideas / initiatives that contribute to the service levels and delivery
Undertake other tasks, as required by the site management team, in accordance with experience and competencies
Provide escorting/vendor management when/where required including supporting internal day technicians with planned and reactive maintenance works
Support the shift lead(s) during their absence
12 hour rotating shift 4 on 4 off (2 days, 2 nights), though subject to change
Required Knowledge and Skills
Unrestricted Electrical or Air conditioning and Refrigeration License (Trade qualifications in electrical, mechanical, with strong preference for A Grade Electricians)
Good building services knowledge
Experience in critical environments
Good Customer relationship skills
Working knowledge of \xe2\x80\x9cPermit to work\xe2\x80\x9d systems
Understand and interpret technical drawings / processes
Experience of CMMS and BMS systems
Computer skills in Microsoft Office and a relevant Computerized Maintenance Management System
Strong technical background electrical, mechanical background or engineering related discipline
Knowledge in one of the major core areas, facility management or corporate real estate
HV Operator/switching qualification and experience
Experience of Microsoft Office, and mobile workorder applications
Qualifications and Education
3 -5 years\xe2\x80\x99 experience in a Data Centre environment
Certificate III in Air conditioning and Refrigeration (or equivalent)
Certificate III in Electrotechnology Electrician (or equivalent)
