What this job involves:
Overcoming engineering challenges
Working with both the Senior facilities manager and the facilities manager, you\xe2\x80\x99ll manage the tactical delivery for the assigned facility and ensure that all administrative functions and technical facility services are covered. You\xe2\x80\x99ll boost on-site operations by promoting best practices, innovations and creating better processes. Likewise, you\xe2\x80\x99ll strive for continuous improvement in the process.
In this role, you\xe2\x80\x99ll show your mettle as you find ways to uphold excellence and high standards in our preventive / predictive maintenance programmes and annual shutdown programmes. Working closely with technicians, you\xe2\x80\x99ll also monitor the M&E projects, looking out for their quality and ensuring their timely delivery. Delivering complete and accurate facility management reports is another requirement that you must meet consistently.
Likewise, you\xe2\x80\x99ll play a huge part in the hands-on process of providing to the client comprehensive facility, service contract and procurement management for technical services. You\xe2\x80\x99ll contribute to hitting financial targets and other goals set by the senior facilities manager and facilities manager, achieving key performance indicators, and meeting service level agreements.
In addition, you\xe2\x80\x99ll help mitigate risks by taking part in emergency evacuation procedures, and handling crisis management and business continuity plans. You\xe2\x80\x99ll also be on top of health and safety issues that may arise, and actively participate in reviewing them.
Shaping a system of best practices
Client satisfaction is second nature to the person in charge. In this role, you\xe2\x80\x99ll take on difficult issues and seek out opportunities to improve operations. You\xe2\x80\x99ll also be constantly in tune with the team to achieve key performance metrics and meet service level agreements.
Your engineering prowess will be your toolkit for success. Managing on-site mechanical, electrical, plumbing installations and civil maintenance should be second nature to you. You\xe2\x80\x99ll also be in-charge of preparing the list of critical spares for all installations based on the manufacturers\xe2\x80\x99 recommendations.
You\xe2\x80\x99ll be working frequently with tenant\xe2\x80\x99s, so you\xe2\x80\x99ll need to build strong relationships with them. Likewise, you\xe2\x80\x99ll need to be proactive and engaging; and make sure that the tenants\xe2\x80\x99 expectations are met each and every time. Also, ensure tenants fitout works are carried out in accordance to house rules as well as ensuring proper handing and taking over of premises for incoming / outgoing tenants
On top of these, you\xe2\x80\x99ll plan the maintenance inventory being carried out with our in-house teams. No machine failures of critical equipment should escape your sharp eye. You should, then, also be ready with a pre-emptive maintenance programme for these malfunctions to prevent the risk of sudden breakdowns.
In addition, you\xe2\x80\x99ll carry out routine service audits to ensure that the team maintains its overall performance. You\xe2\x80\x99ll also make sure that our logbooks, checklists and schedules are upkeep and current and creating inventory reports, meeting minutes and monthly management reports to the clients.

To apply you need to have:
Strong knowledge of property operations
Playing a key role, the ideal candidate shall hold minimum a Diploma in Building or Facilities Management, and at least three years experience in facilities management. You must also demonstrate good working knowledge in occupational safety, as well as aptitude in client-centric operations. You need to be flexible to work on occasional public holiday, weekend and night shifts when necessary.
Solid background in team management

Responsibilities:
1. Oversee and manage technical operations within commercial buildings, ensuring optimal performance and maintenance of building systems.
2. Collaborate with clients, property managers, and facilities teams to understand technical requirements, develop solutions, and provide technical advice.
3. Conduct regular inspections of building systems, including HVAC, electrical, plumbing, fire safety, and security systems, to ensure compliance with regulatory standards.
4. Identify and resolve technical issues, coordinating with maintenance staff and external vendors as necessary.
5. Plan, schedule, and oversee preventative maintenance programs, ensuring the longevity and reliability of building systems.
6. Manage budget and expenses related to technical operations, optimizing costs without compromising quality.
7. Stay updated with industry best practices and emerging technologies, recommending improvements to enhance the efficiency and sustainability of building systems.
8. Provide technical training and support to property management and facilities teams, ensuring proper understanding and utilization of building systems.
9. Maintain accurate records of maintenance activities, equipment inspections, service contracts, and system documentation.
10. Assist in the preparation of reports related to building technical operations for clients and internal stakeholders.
Requirements:
1. Minimum a Diploma in Building or Facilities Management, Mechanical/Electrical Engineering or a related field. Relevant certifications or licenses are a plus.
2. Proven experience in building operations, technical management, or facility management within commercial buildings.
3. Strong knowledge of building systems, including HVAC, electrical, plumbing, fire safety, and security systems.
4. Understanding of relevant building codes, regulations, and industry standards.
5. Excellent problem-solving and analytical skills, with the ability to identify and resolve technical issues in a timely manner.
6. Strong communication and interpersonal skills, with the ability to collaborate effectively with clients, vendors, and internal stakeholders.
7. Ability to prioritize tasks, manage multiple projects, and work efficiently under pressure.
8. Experience in budget management and expense control.
9. Proficient in computer applications related to building operations and maintenance management systems.
10. Familiarity with sustainability practices and energy management is desirable.
