About the Department
The Finance and Corporate Services function manages the financial and administrative needs of the Group to help achieve its business goals.

Corporate Real Estate Services
We manage and administer matters relating to real estate on behalf of the Group. These include lease management, facilities management, as well as security and general service matters.

Job Responsibilities

  • Work with the IWO Head, liaising with the local business where appropriate, to manage expectations on building operations (business continuity, fabric standards etc), workplace management and interfaces with other on-site (technical) facilities
  • Compile & manage the long-term building operations and maintenance plan for the site(s) including planned maintenance, projects, reactive maintenance, and space planning including arranging building condition surveys as required
  • Plan with service providers(s) for the management, administration (using Corrigo or equivalent) and delivery of hard services to agreed service levels and budgets
  • Support the implementation and development of building monitoring and/or management systems (BMS)
  • Prepare and implement site plans for sustainable development improvements; waste reduction, energy management, CO2 footprint etc
  • Lead/manage selected projects including liaison within CRES team and local business representatives on needs, budget, timelines, procurement, communications, etc.
  • Provide building operations and hard services expertise to the site team and businesses
  • Responsible and accountable for all technical services delivery team by guiding and managing all planned and unplanned activities
  • Lead building-related memo submissions to senior management for approval, including cost estimates and execution plans.
  • Oversee project/specialist procurement decisions, including sub-contracting where required
  • Monitor and provide assurance on compliance with applicable WSH & other UOB, MAS and regulatory requirements
  • Review and develop maintenance regimes to optimise all equipment performance
  • Measure service provider performance against set targets (including KPIs & scorecard) and support improvement activities
  • Make site arrangements to measure key building performance indicators (e.g. plant availability) and provide assurance to the Head IWO & key senior stakeholders as required on building integrity and compliance issues
  • Liaise with the Branch Managers, Security Team, IWO Services Lead or other CRES Team Leads as appropriate to align on related activities e.g. domestic equipment maintenance etc
  • Take ownership to oversee the upkeep of key documents including asset registers, as-built, layout drawings, schematics, diagrams, work process descriptions etc and keep them always updated regularly
  • Provide 24/7 emergency response as appropriate for all technical exigencies like, power failure, aircon failures, etc
  • Monitor the progress and ensure projects are completed within desired time, quality, and cost
  • Coordinating staff and internal resources, and managing relationships with internal and external stakeholders
  • Optimize and improve processes and the overall approach where necessary
  • Liaise with Consultants and relevant Authorities for approval
  • Liaise with Architects, PE, Authorities, and other consultants, project related personnel to resolve any technical problems and to attend site meetings where required
  • Conducting reviews on equipment failure and/or disruptions and creating detail reports for senior management
  • Operational liaison for building performance and energy management for the portfolio collaborating with the delivery teams.
  • Advise towards the operational and capital budget for all sites.
  • Subject matter expert responsible for reviewing and approving all tenant fit outs to meet individual building infrastructures and in compliance with all requirements of the Authorities
  • Drive and lead an agile approach to technology & improvements to meet our business need for the \'future of work\'.
  • Any other duties as assigned
Job Requirements
  • University graduates in Mechanical or Electrical Engineering or equivalent
  • At least 8 - 10 years of directly relevant working experience managing MEP in large commercial buildings and commercial development projects with strong and reputable developers.
  • Strong leadership and interpersonal skills, ideally with a track record of building and managing a team of outsourced vendors
  • A team player with strong individual drive, sense of responsibility and task ownership
  • Critical attention to detail, and preferably with WSH / FSM experience
  • Experience in a range of building management strategies, techniques and tools
  • Familiar with annual shutdown and fire certifications.
  • Ability to manage tenants\' requests for fit-outs and improvement works.
  • Maybe required to work after hours from time to time to oversee maintenance works
