Investment Services Private Markets

We manage deal structuring, due diligence and closing. We provide financial operations to GIC\'s private equity, infrastructure, and real estate assets, as well as tax structuring, corporate holding structures, valuations, and financial reporting.

Investment Services Management (Real Estate)

The Investment Services Management (Real Estate) team sits within ISPVM and plays a vital role to provide business management, transaction execution and portfolio monitoring support to Real Estate Investment Professionals globally. This includes developing governance structures for the Real Estate business, propagating industry best practices, improving efficiency by process design, coordinating deal execution and closings, providing timely and accurate performance information and overseeing the process of identification and presenting data to ensure GIC Real Estate continues to retain its competitive edge. The team also manages the Real Estate portfolio insurance program to ensure appropriate protection of downside risks.

We are looking for a dynamic and enthusiastic individual to drive the Governance and Process agenda for the Real Estate business. The successful candidate will play a crucial role in ensuring operational excellence in investment execution and asset management processes globally and overseeing robust governance and controls.

What will you do as a VP, Investment Services Real Estate, Governance & Process?

Governance & Process

• Accountable to the Real Estate Management to develop Real Estate investment approval and execution frameworks as well as asset management lifecycle of activities, ensuring complete coverage of our real estate assets.
• Incorporation of enterprise policies including legal, regulatory, risk and sustainability considerations into RE\'s investment and asset management processes.
• Implement policies globally, striving for greater scale and effectiveness in execution across all countries/regions.
• Leading periodic reviews of internal processes to enhance efficiency and / or controls, benchmarking processes to market best practices.
• Proactively consider and implement process improvements, drive technology initiatives to achieve efficiencies and economies of scale.

Operational Risk and Audits

• Work with the management team of the Real Estate business on operational risk matters, ensuring compliance with GIC\'s operational risk policies.
• Oversee the JV and vendor operational due diligence program for the Real Estate business.
• Review audit observations and enhance governance standards.

Others

• Business management support for the Real Estate business.

What qualifications or skills should you possess in this role?

• Minimum 8 years relevant work experience
• University degree in relevant field (business, accounting, Real Estate, or similar)
• Ideally comes with business management experience in a buy-side or sell-side set-up
• Strong process re-engineering skills with good understanding of efficiency and governance
• Detail-oriented with ability to work independently and manage projects
• Service-focused, with a desire to be a strong partner to investment teams and other stakeholders
• Team player with good interpersonal and communication skills
• Inquisitive self-starter, with ability to work in a fast-paced environment
• Ability to drive co-ordination and project manage amongst multiple stakeholders
• Experience managing teams either in a formal capacity and / or through leading major projects
• Excellent computer skills in Excel and PowerPoint
• A good understanding of real estate investment processes would be an advantage
