Key Responsibilities

  • Support Head of Singapore, Real Estate to source, evaluate and execute acquisitions and dispositions opportunities
  • Preparing market and valuation analyses of prospective opportunities (conduct macroeconomic, market data collection and assessment of investment scenarios) across all real estate sectors.
  • Preparing to complete due diligence and financial modelling and coordinating with various advisors and vendors to formulate investment proposals.
  • Preparing investment committee memos for relevant approvals.
  • Completing transaction execution including negotiation with internal and external stakeholders.
  • Maintain and update databases and reports related to real estate investments.
  • Provide general management and direction for a diversified portfolio of properties under the direction of Head of Singapore, Real Estate.
  • Work closely with other departments, including asset management, investor relations, and finance, and as well as external partners including asset operators and advisors, to ensure the successful execution of investment strategies.
  • Support the investment process by identifying compelling trend and adjust the strategies as needed.
  • Assist in the preparation of budgets, forecasts, and business plans for real estate investments.
  • Manage day-to-day accounting matters and consolidation of asset operations and financials.
  • Monitor and review in order to improve operational efficiency
  • Handle a variety of corporate matters in fund-level and asset-level entities
Skills and Experience
  • Bachelor\'s degree in finance, real estate, or a related field.
  • Minimum 2 - 4 years of experience in real estate investment, preferably with exposure to acquisitions and/or underwriting/valuation.
  • Sound working knowledge of private real estate fund management, investments and capital raising process.
  • Up-to-date knowledge of real estate market trends and regulations.
  • Detailed knowledge of commercial and residential real estate underwriting, including the development and analysis of cash flow forecasts and pricing metrics
  • Passion for financial and economic analysis, ability to structure quantitative and qualitative problem-solving approaches, and attention to detail and accuracy
  • Advanced spreadsheet skills in financial modelling and analysis
  • Knowledge of portfolio strategy, risk analysis, performance review, and investment theory
