Update and maintain Contract Master Listing for tracking expiration and renewal.
Collate and track all property information, handover records and documentations.
Manage tenancy management activities including tenant sourcing, rental negotiation and renewals, lease documentation, agreement preparations, maintaining tenancy schedule, arrears management, etc.
Preparation of lease documentation such as Letter of Intent (LOI), Tenancy Agreements (TA) etc.
Administration of property tax matters including computation and verification of Annual Values
Compile and prepare accrual reports.
Manage billing and payment documentation and reports.
Monitor rental payments and arrears recovery actions.
Work closely with property management team in preparing and checking lease documents, checking and activation of contracts, preparing and maintaining tenancy schedule and monthly management reports for submission.
Identify, initiate and execute initiatives to improve and enhance property operations.
Liaise with Government bodies/ Consultants/ Architects/ Contractors on all property matters.
Liaise with managing agent on all property matters and ensure all stakeholder\'s requirements are met.
Manage various stakeholder\'s activities to ensure consistency and compliance of leasing policies and procedures.
Manage a property management system.
Manage good Landlord-Tenant relationships.
To conduct joint inspection for handover and takeover of premises and coordinate tenancy fitting-out
Ensure compliance of safety & building regulations and all other statutory requirements
Ensure KPIs of services providers are met and provide service level assessment for renewal of contracts.
Ensure timely and cost-effective renewal of contracts and regulatory licenses.
Any other duties allocated/assigned.
Requirements
Degree in Business, Real Estate/Property or related qualifications
At least 3 years of relevant experiences in commercial leasing and property management. Experience in handling land lease matters and knowledge in local planning regulations, land laws and Tenancy Agreement.
Understanding of local real estate and safety regulations, code of practice and standards.
Self-driven, resourceful team player with good analytical, communication, writing and interpersonal skills.
