Leading Global Private Equity Real Estate firm is hiring an Asset Management Associate to join the dynamic Asia AM team. Based in Singapore, you will be reporting to the Head of Asset Management and support asset management intiviatives for Southeast Asia, Korea, Hong Kong & China, and will be working alongside a team of seasoned industry experts.This is a great opportunity to grow your career and to make big impact in the organization.Responsibilities

  • Asset Strategy Planning for assets under coverage - including developing asset hold-sell strategy supported by asset cashflow models; preparation of business plans for individual assets; budgeting and setting of financial targets; and active market scanning and identifying opportunities and/or threats to asset performance.
  • Partner portfolio managers and lead disposition for respective portfolios; For acquisitions, be involved as part of the Deal team.
  • Oversight of property management standards - working with property managers to ensure professional standards of service delivery; establishing key financial and performance targets; ongoing management and mitigation of key operational risks; and stakeholder management of key tenants, customers, service providers, government authorities and business partners.
  • Support for Portfolio Management, Transactions and Financing activities - provide support to other Real Estate teams in activities such as portfolio reporting, investor relations, financing/re-financing, operational audit, and compliance matters; and review key underwriting assumptions and provide inputs to deal valuation, transaction structuring and acquisition and divestment initiatives.
  • Development and delivery of Asset Enhancement Initiatives (\xe2\x80\x9cAEI\xe2\x80\x9d) - be the project lead to ensure AEI works are successfully completed within budget, timeline and to ensure underwriting assumptions are met; work with external consultants and internal stakeholders; oversee AEI including design and operations issues, and work with project manager to ensure that project quality, timing and cost targets are met; and manage and monitor re-positioning, re-branding and leasing pre-commitments. Provide regular updates to internal management and investors.
  • Coordination of Valuation, Insurance and Sustainability programs - coordinate the quarterly appraisal process; ensure timely and adequate insurance coverage insurance coverage for assets at competitive pricing; and implement and update on sustainability initiatives, including obtaining accreditation.
  • Collaborate with other Asset Management colleagues in Asia on regional projects.
  • Support various ad-hoc initiatives and projects taking place across the broader business.
  • Review periodic property reports and track operating Prepare regular updates summarizing results and respond to information requests.
  • Review quarterly appraisals for factual accuracy and consistency with other similar properties.
  • Oversee the budget process and preparation of the annual strategic plan for each property.
  • Assist in the negotiation of contracts with property management and leasing firms.
Requirements
  • A degree in Finance, Economics or Real Estate, or equivalent and relevant.
  • Minimum 5 years in a similar capacity, with strong experience in direct asset management in the region.
  • Creative and innovative, with interest in Proptech and how to future proof real estate to manage disruption, are a plus.
  • Strong writing and presentation communication skills and capable to communicate both internal and external stakeholders.
  • Ability to adopt a collaborative/collegial approach to problem resolution with teams.
  • Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.
  • Team-oriented, with a high degree of integrity and professionalism.
  • Positive, problem-solving mindset, out of box thinker and a can-do attitude.
  • Demonstrated strong willingness to take the initiative and ownership and go the extra miles.
  • Demonstrated strong quantitative and analytical skills.
  • Strong working knowledge of Microsoft Exposure to Argus or Voyanta is a plus.
