They are continuing to diversify their acquisition strategy and am seeking an experienced Associate Director/Director-Asset Management with good track record in the management of Singapore commercial/ retail assets. Reporting to the Managing Director, Investment Management, you will be taking the lead to manage their portfolio to maximize the operating performance with a key focus on lease structuring and identifying re-tenanting opportunities, identifying ways to manage costs and benchmarking asset performances to achieve targets. This will also include annual strategic planning, annual budget reviews, capital investment planning, disposals, external valuation and providing presentations and reporting. Main Duties & Responsibilities Provide strategic direction, decision-making, and drive implementation of asset strategies working in partnership with other functional teams to maximize returns on the investment/asset Monitor business performance, periodic reviewing and reporting covering financial performance of the asset, leasing status, rental collection, operating expenses, planned capital expenditure etc Provide financial analysis including forecasts, budgets, rent rolls, sensitivity analysis, financial analysis for lease approvals Be responsible for management reporting, cash flow management and asset valuation Prepare internal and external memorandums, including annual business plans, board level presentations and investor presentations, as required Manage and oversee portfolio property tax review and objection, change of use application process and annual property insurance renewal Requirements You are qualified with a degree in Real Estate, Business, Finance, Accounting or equivalent and has 12 years of experience in real estate funds or brokerage/ financial institutions/ developer/ financial advisory firms Highly analytical with strong numerical skills, strong in financial modelling and analysis Team player, with excellent communication and possess a positive and pleasant personality All applications will be treated in the strictest confidence.
