Job Description


  • Responsible for overseeing the Operations and the Property Management for the assigned portfolio
  • Provide customer focused property management services to both internal and external tenants
  • Recruit, train and lead a team of support staff ranging from managers, security staff, technicians to admin staff. Provide leadership and guidance to the team to foster a positive work environment and strong teamwork to ensure smooth day-to-day operations of the facility such as maintenance, security, cleanliness and functionality.
  • Lead and manage the team to foster strong relationships with all tenants to address and resolve their concerns or issues promptly and professionally. This also includes facilitating with tenants and contractors in fitting-out/reinstatement/maintenance/upgrading works and ensure consistency and compliance with specifications and building regulations
  • Responsible as a team lead to be accountable for all building services delivery by having oversight and manage all planned and unplanned activities.
  • Responsible to analyse technical issues and recommend solutions for building services. This includes providing 24/7 emergency response for all exigencies such as power/aircon failure or critical services faults and conduct reviews on equipment failure or services disruptions and follow up with preventive measures to minimise risk of repeated incident.
  • Develop and implement strategies to improve the facility\'s efficiency and overall performance. This includes exploring use of smart building technology to achieve equipment efficiency and productivity.
  • Prepare regular reports on facility operations, financial performance and other metrics which includes establishing long-term building operations and maintenance plan such as planned/predictive maintenance and capex projects.
  • Oversee contracts and agreements with service providers for the management, administration, and delivery of hard services to agreed service levels and standards. This includes measuring the performance of service providers against set targets ensuring timely delivery of services and goods as well as ensure compliance to MAS/Authorities guidelines and Bank\'s regulatory and IT requirements.
  • Responsible to review term contract/tender specifications and preparing of annual operating and capital budget
  • Liaise with Consultants, PE, project related personnel and relevant Authorities for submissions or resolve any technical problems
  • Preparing the annual OPEX and CAPEX budget planning and managing all expenditure are within approved budgets.
  • Support and execute Sustainability initiatives and energy management plans.
Qualifications
  • University graduates/Diploma in Property Management, Mechanical or Electrical Engineering or equivalent
  • At least 8 - 10 years of dairect relevant working experience managing the facility management of large commercial buildings preferably in a supervisory or managerial role.
  • Good interpersonal and communication skills.
  • Drive to succeed and the ability to work independently in a fast-paced environment.
  • Possess problem solving skills and the ability to make sound decisions under pressure. Proactive in identifying issues and implementing solutions
  • Good organisation skills and ability to multitask to manage and prioritse workloads and meet deadlines.
