We are looking for a highly motivated Director, Global Transaction Services - Finance to be based out of our Singapore office. You will be responsible for leading the execution of a variety of Asia Pacific real estate transactions you will gain a full understanding of the entire transaction process including financial accounting and reporting and financing. In this role, you will report to the VP, Finance and will work closely and collaboratively with the Global Transaction Services and Real Estate & Capital Market teams based in our Head Office in Toronto. In this role, you will be the lead Financial Reporting and Real Estate & Capital Markets contact and will be the main point of contact for the Investment team, our co-investors and liaison with the teams at Head Office, Toronto. Global Transaction Support - Asia Pacific Support the Asia Pacific Investments and Financial Reporting teams through the execution of transactions (acquisitions and dispositions) through the investment life cycle from pre-acquisition through due-diligence, closing and onboarding Review transaction documents and agreements to identify any accounting impacts/issues, reporting requirements, etc Review Approval Item and provide input on the Financial Highlights Manage relationships with external advisors for financial due-diligence and resolve any red flags identified Work closely with our partners and co-investors through the transaction process and Ongoing collaboration and engagement with the broader Oxford GF&S teams. . Financial Accounting & Reporting Lead the onboarding and transition to the accounting team to ensure a smooth transition and transfer of knowledge is complete Review accounting entries, pro-forma statements and transaction reporting and Review of transaction summary and accounting memos including technical analysis and documentation of accounting issues to ensure appropriate accounting treatment for acquisitions and dispositions. . Real Estate Finance: Support the Asia Pacific Investment team by determining an investment's optimal capital structure and provide leverage assumptions for prospective transactions including LTV, interest rates, prepayment penalties (if disposition), financing costs and Debt MTM Work with Platform partners on financing execution of acquisitions and disposition transactions Review the Approval Item, Resolution, and Risk Memos and provide risks and mitigants to any financing risks Establish and continue to build external relationships with lenders, debt brokers, legal and treasury advisors and Support the Real Estate and Capital Markets and Financial reporting team on debt compliance . Process Innovation and Controls Establish and develop efficient transaction processes and working with other Oxford teams to leverage these processes across the wider portfolio where applicable Onboarding new asset acquisitions and third-party service providers and relevant accounting processes Lead special projects with a focus on continuous improvement, process automation to improve efficiencies in day to day responsibilities and people and culture initiatives and Ensure compliance with Oxford's processes and controls. . People Management Developing a strong working relationship with Oxford internal teams across different disciplines (e.g., Investments, Real Estate & Capital Markets, Tax, Accounting, Portfolio Management and Strategy, etc.) to proactively provide creative solutions to the business Providing leadership, mentorship, guidance, and feedback to continue to develop a best-in-class team to deliver results. To succeed in this role, you: Hold a university degree with a focus in business/finance/accounting with a CPA designation Have 10+ years of relevant experience in financial accounting including several years in a leadership capacity and experience with mergers and acquisitions Achieve results through teamwork, are open to diverse ideas and can work inclusively and collaboratively while holding themselves and others accountable Lead change and innovation - you embrace technology and can 'think outside the box' to recognize key risks, question existing tasks/methodologies with a view to improving overall processes driving efficiencies and strengthening the existing control environment Excel in a fast-paced environment with frequent changes and tight timeline demands Are independent, self-starter, and works well in a team-based environment Able to work collaboratively and in partnership with investment teams and other GF&S teams Excellent time management and organizational skills and the ability to manage conflicting priorities within structured deadlines and deliverables Are proficient with Microsoft Word, Excel, and PowerPoint JDE and HFM experience is an asset Are a strong people manager with experience mentoring and developing employees Possess excellent communication skills (both verbal and written) with the ability to effectively communicate and build relationships across all levels both internally and externally and Execute with excellence - you provide a clear and strategic direction, can organize, and prioritize effectively and can be relied upon to act decisively and deliver results.
