My Client is one of the leading real estate developers in multiple facilities portfolio.
Jobscope
Oversee M&E Aspects: Responsible for overseeing the mechanical and electrical (M&E) aspects of assigned properties, including the engineering office, workshop, and M&E plant rooms. Ensure their efficient and orderly running.
Lead Engineering Team: Lead a team of engineering staff and guide them to achieve high operational efficiency and service delivery.
Safety Compliance: Ensure compliance with safety equipment, work methods, and procedures. Promptly rectify any unsafe situations, adhering to Workplace Safety and Health (WSH) regulations.
Maintenance Planning: Assist the Senior Manager or Manager in planning and implementing building maintenance programs, as well as programs for architectural, electrical, and mechanical equipment maintenance.
Supervise M&E Works: Control and supervise all M&E works performed by maintenance staff and contractors, including those carried out by tenant\'s fitting out contractors.
Liaison and Coordination: Establish and maintain communication with government authorities, statutory boards, architects, engineers, and other personnel regarding building management and maintenance matters. Coordinate with them as necessary.
Review and Recommendations: Review M&E building and maintenance specifications and make recommendations for repair work, renovations, furnishings, and equipment replacement.
Compliance Monitoring: Monitor and ensure that all contracted works comply with specifications and statutory requirements.
Inspections: Conduct daily inspections of common areas, public walkways, external fa\xc3\xa7ade, etc. Conduct regular inspections of mechanical and electrical plant and air-conditioning equipment. Take necessary actions for rectifying any defects or outstanding issues.
Estimation and Documentation: Assist in the preparation of repair work estimates, works specifications, invitation for quotations, recommendations of award, and supervision of completed works. Draft contract documents as required.
Tenant Space Management: Assist in taking over and handing over of the ECP tenant space to new tenants. Issue relevant forms, circulars, and keys.
Repairs and Emergency Situations: Ensure prompt repairs of property facilities. Attend to and update the Senior Manager or Manager regarding emergency situations.
Equipment and Tools Management: Be responsible for the efficient control and management of all tools, machinery, and equipment. Prepare necessary maintenance reports.
Fire Safety: Perform regular checks on the entire building to ensure the prompt removal of fire hazards, proper functioning of fire escapes, fire doors, and obstruction-free access.
Energy Conservation: Identify potential energy conservation opportunities and possess basic knowledge of energy management techniques.
Requirements
At least a Diploma in Mechanical Engineering, Electrical Engineering, Building/Facilities Management or related disciplines.
Minimum two years\' experience in similar capacity of shopping mall building/facilities management/MCST.
Possess strong working knowledge with maintenance work, local codes and regulations.
