Facilities Manager (Bank retail team)

Work Dynamics - Integrated Facilities Management

What this job involves:

Team Management

Management of retail FM team - supporting team in achieving their individual goals as well as lead the team to achieve combined team goals

Lead team by example - structure their tasks and responses. Assist team in formulating a strategy to effecively carry out FM works for wide network of branches and ATMs

Operations and Portfolio Management

Effectively manage facilities for the entire retail portfolio of the bank. Formulate preventive strategy for operational issues along with response to breakdowns and outages

Manage the day-to-day operations of the branches and ATMs

Management of landlord issues on behalf of the client for branches that are under scope and owned by the client.

Develop and implement innovative programmes and processes that reduce short and long term operating costs, increase productivity and increase revenue.

Administer and manage all services contracts. Manage and monitor the performance of the service providers.

Initiate strategies to achieve measurable improvements in energy consumption.

Manage a program of inspections for branches and ATMs.

Maintain a planned maintenance program for plant and equipment supporting the branches and ATMs under scope.

Project-manage required maintenance, upkeep works, capital works and other special projects.

Ensure that the works completed by Capital Works Team are properly handed over with suitable documentation.

Monitor the latest statutory requirements and ensure that the Bank is complying with the regulation.

Liaise with the Landlords and Building Management on related issues for leased properties.

Supervise the work and performance of the outsourced technicians. Ensure that the obligations of the vendor\xe2\x80\x99s contract are met.

Render assistance to the Control Room officer after normal office hours.

Attend MCST meetings \xe2\x80\x93 for Bank\xe2\x80\x99s owned properties

Carry out minor improvement works at branches/ATM sites

Maintain up-to-date records of branches and ATM sites

Assist SM in executing the client\xe2\x80\x99s BCP in the event of an emergency.

Prepare weekly and monthly operational reports.

Client Management

Liaise with various business units such Client\xe2\x80\x99s business units, branches, Consumer Banking Group, Corporate Real Estate Strategy & Administration etc.

Maintain a good relationship with the various Client\xe2\x80\x99s business units.

Conduct formal and informal customer satisfaction surveys.

Property Service Centre (PSC)

Be fully conversant with the PSC\'s activities to identify opportunities for operational improvements.

Actively promote the PSC to business units.

Report on the monthly PSC analysis.

Financial control and reporting

Prepare the annual property-operating budget for the retail area under scope

Be responsible for the operational costs of the clusters under scope.

Verify invoices and approve for payment and verify standing orders.

Monitor actual expenses against budget.

Assist with the variance reporting and monthly Management Performance Reporting.

Procurement

Manage procurement of items as per bank processes including hardware procurement and service contracts

Manage day to day replacement and repairs of items under scope
