JOB DESCRIPTION
1) Operational Scope
Manage the day-to-day operations of the mall to ensure mall is in tip-top condition and of quality excellence.
Develop operations and maintenance strategies to ensure the effective deployment of resources.
Prepare and present detailed reports, both on regular basis and as necessary, depending on the nature of the report.
Develop integrated marcom strategies for the mall, with focus on generating traffic and sales conversion, with an aim to strengthen the market position and asset value of the mall:
Sustain and grow the shoppers and vehicular traffic visiting the mall; Drive higher sales and higher conversion rates; Enhance shopper experience; Create commercial and social value with stake-holders through partnership; Create signature events for the mall; Promote service quality and service culture in the mall.
Develop and foster constructive working relation and partnership with retailers and key stake-holders (internal and external parties as well as owners representatives).
Performing the role as a Duty Manager/ Crisis team leader as and when assigned in any events and on any occasion.
2) Business and Corporate Strategy Scope
Establish performance goals and budgets for the mall, managing the mall OPEX and maximizing rental income.
Understand and analyze tenants\xe2\x80\x99 business plans and/or expansion strategies to make or support recommendations for tenant mix and/or tenant relocation in order to achieve the performance goals and financial targets of the mall;
Review and recommend leasing strategies in line with the overall business plan and in tandem with market conditions and trends.
Develop / review all internal management procedures, standard operational procedures and audit procedures on a regular basis.
Identify and implement Asset Enhancement Initiatives, when and where necessary.
Develop Safety guidelines and SOPs, Business Continuity Plan, Disaster Recovery and Crisis Management Plan to ensure safety and security for the Retail portfolios under care.
Continuously develop, formulate and transform the mall management model and best-practices/SOPs/guidelines/QAQC audits which can be applied for other malls.
3) Staff Development Scope
Coach, Manage and Develop a cohesive team of mall management professionals across the various mall management functions (Operations & Maintenance, Tenancy coordination, Leasing, A&P, Marcom, Customer Service, IT & Technology) to acquire strong business acumen and sound commercial integrity with a focused commitment to the overall excellence of the retail portfolio under their care.
Formulate lessons plan, staff improvement plans for areas of weaknesses or knowledge gap where there may be for the Retail team under care.
Any other duties and responsibilities as may be reasonably requested by immediate supervisor/ Head of Department from time to time.
