& RequirementsKey Responsibilities: Report to the Leasing Manager, you shall maintain an efficient day-to-day operation of assigned properties and perform leasing functions under SPM and work closely with Asset Management Team.Principle Duties: Marketing and leasing of a portfolio of industrial properties under SPM Formulate marketing and leasing strategies, negotiate and conclude leases (new, renewal) Prepare leasing documents Formulate and conduct market research on rental prices Manage tenant relationships, including and not limited to creating common platforms for gathering/dialogue sessions Work with external parties including government agencies and obtain necessary approvals for leasing Ensure leasing details are promptly and accurately captured in Yardi System Work with Property Management Team to ensure all partition/infrastructure works are properly executed (where necessary) and properly handed over to tenant/s Cold-calling prospective tenants Maintain proper emails and relevant 'paper' trails on all offers and negotiations on proposed terms Seeking relevant approval prior to reverting key commercial terms to prospective tenants Perform other duties that may be assigned by the superior from time to time
