Job PurposeProvide effective and efficient liaison channels with tenants during their lease term in the commercial spaces in MRT stations.Provide immediate assistance to tenants on handover and takeover of commercial spaces.Provide corrective, preventive or improvement advise to enhance the operation of the commercial spaces.To ensure tenants observe and comply to SMRT and authorities\' rules and guidelines.Prepare budgetary for preventive, corrective and ad hoc works.Problem solver and manage a ground team of more than 10 personnel.ResponsibilitiesMaintenance management for all units in SMRT lines such as Fire safety management, Energy & Recycling programmes, Portable Grease Trap (PGT), etc.Ensure due diligence is observed and exercised on the maintenance regimes and schedules and upkeep of the building installations and systems at the Site.Co-ordinate and execute maintenance and tenancy works promptly.Ensure all facilities at the site are in good working condition at all times.Stagger the working hours for the staff, and shall remain contactable on a 24-hour basis through mobile phone if any emergency arises.Attend to complaints, enquiries from the tenants for matters relating to inspections/checks/tenants\' matters.Understand safety and security required on site by all regulatories.Liaise and meet with tenants for tenancy feedback on general inquiries, maintenance issues and other aspects pertaining to the leased unit.Arrangement with the tenant for non-renewal lease of the unit including the submission of the refund form, checklist of the reinstatement work, final account for the electricity and air con usage.Ensure proper records of electricity and air con charges transactions and accounts relating to the management and maintenance of the site.Plan budgetary maintenance expenses.Conduct inspections to verify tenants\' proposed renovation as applied/approved for the renovation works/ fit out.Carry out inspections and report encroachment by the tenant and advise them initially. Verify feedback on any situation on site, advising tenants/operators/licensees on state of operations, taking necessary enforcement actions and reporting to the management.Qualifications & Work ExperienceBachelor\'s degree in Facilities Management, Engineering, Quantity Surveying, or a related disciplineAt least 10 years of experience in facilities, operation/property and lease managementKnowledge and experience in rail operations and maintenance is highly advantageous.SkillsService-oriented with good communication skills and detailed person.Good technical knowledge in building services.Possess excellent written and verbal communication skills.About SMRT CorporationSMRT Corporation Ltd (SMRT) is a public transport services provider.
