General Accountability:
The Escrow and Tax Mortgage Administrator is an individual contributor whose primary responsibility is to ensure that collaterals property tax is paid accurately and in a timely manner (prior to due dates) to avoid penalties and mitigate potential losses on commercial mortgage portfolio of Manulife.
Responsibilities:
Escrowed Tax Bill Collection
Responsible in monitoring upcoming tax account due.
Collecting tax bills by contacting borrowers, servicing agents/correspondents, and checking taxing authoritys web site. Collected tax bills will the reference for tax disbursements.
Non-escrowed Tax Account Confirmations
As part of the annual review of our mortgage portfolio, the role is responsible in requesting evidence that taxes have been paid from the borrower, directly to our Correspondents or obtain evidence from the website.
Once proof of tax payment is obtained, the role is responsible in reviewing this document, updating necessary information in the loan management system and uploads necessary documents.
Conducting follow-ups and escalation to Toronto business unit in the event of non-compliance of borrowers or delinquencies in payment of borrower.
Escrow Reserve, Tax, Insurance and Invoice Disbursement
Review disbursement request and advises Toronto business unit if document is not in good order.
Accurately prepare cheques to corresponding payee.
Posting disbursement on the loan management system. Toronto business unit will review cheques to complete disbursement process to be released on corresponding payee.
Escrow Analysis
Complete annual escrow analysis after escrow tax disbursement has been processed. This will ensure that there will be sufficient escrow account balance on the next tax disbursement cycle.
Once analysis is completed, the role will send advise to borrower or correspondents for the new monthly constant.
Report Generation
Generating reports for different tasks -monitoring purposes. This report covers Escrowed loans, Non-escrowed loans, and loans for escrow analysis.
Responsible in reviewing the report to ensure that no loan has been missed. The report will serve as reference in collecting escrowed tax bills, non-escrowed tax, and performing escrow analysis.
Others
Performs peer quality assurance review.
And on an as needed basis, assist the Toronto business unit on handling mortgage servicing task, inquiries, and projects.
Could assist in projects that will allow efficiency savings for Mortgage Servicing Team.
Qualifications:
Bachelor's degree in Business Administration, Accounting, Finance, Economics, Mathematics or any related course.
At least 1-year experience in real estate finance, credit analysis or in mortgage environment.
Strong computer skills including intermediate to advanced Excel proficiency and experience with database applications.
