Job Description

Our client is a reputable company looking for a Portfolio Analyst (Junior/Senior)

• Collaborate with the Director, Senior Management Team, and Board members to support the fund\'s portfolio and asset management strategy, aligning with overall business, investment, and operational objectives.
• Aid in the development of comprehensive asset management plans, encompassing net income projections, capital expenditure forecasts, sales and valuations, explanations of significant variances, written analyses of key issues, and relevant assumptions.
• Create and implement effective marketing and leasing plans.
• Evaluate various industrial real estate investment opportunities, including build-to-lease, development, acquisition, and divestment prospects within Singapore and the region.
• Assist the portfolio and asset management team in assessing portfolio performance, conducting portfolio valuations, and implementing asset enhancement strategies.
• Construct, enhance, and update financial models to evaluate portfolio valuation, assess performance, and conduct in-depth analysis.
• Conduct market research on real estate trends, gather market insights, analyze capitalization rates, and identify market comparables.
• Support transaction due diligence efforts, lease negotiations, and tenant discussions.
• Aid in the implementation, review, and monitoring of asset policies, documentation, audits for assets and service providers, and procedural adherence.

Requirements

• Degree in Real Estate, Accountancy, Engineering or equivalent
• Good Written & Verbal Communications Skills
