The Project Manager is primarily responsible for managing construction projects of multiple new, relocation, expansion and remodel projects to Foot Locker design parameters ensuring they are built on time, to cost and to the best quality. The Project Manager will have input throughout the life of a project from feasibility through to completion.The Project Manager is responsible for developing and maintaining a client focused, collaborative and consultative approach; anticipating client needs, thinking strategically, solutions focused and be both proactive and reactive as the situation and circumstances dictate.Responsibilities: Pre-contract phase Work with the Senior Manager, Real Estate and external teams to develop full scope of works and schedule of works. Ensure all approvals are applied for and obtained. Work with design team and consultants to ensure accuracy and timely production of drawings. Ensure and manage all statutory applications with consultants. Ensure all legislation is adhered to for project construction. Work with purchasing team to ensure accuracy of orders to be placed. Ensure quality of survey information. Ensure timely and effective communication to all parties in program of the contract phase. Manage tender process by reviewing costs and ensuring accuracy of tender documentation. Provide input for contractor and supplier appointments. Proactively explore ways of reducing costs and achieving construction efficiencies. Manage external consultants, suppliers and contractors to ensure timely provision of services, materials and equipment. Work with Purchasing Team to ensure all orders are placed prior to work commencement.\ Work with Senior Manager, Real Estate to ensure relevant contracts are in place prior to start on site. Work with Senior Manager, Real Estate to ensure budget and brand compliance prior to start on site.Post-contract phase Manage and oversee the construction phase to ensure projects are completed on time, on budget and to desired quality. Coordinate with Operations, Planning, Marketing, IT teams to ensure all relevant parties are updated on programs of works. Visit site regularly to monitor program, check if work is to quality and within service level agreements (virtual site inspection). Manage project budget to ensure expenditure is within agreed limits. Manage all issues that arise on site and coordinate with Senior Manager, Real Estate and Retail Designer to ensure resolution. Manage and resolve any design changes that arise. Coordinate with Purchasing team to ensure direct supplier items are delivered. Check quality of all directly supply items and feedback to relevant parties. Manage construction program. Manage store handover to Operations team. Manage the opening procedure. Ensure all completion documentation and certification are in place.Post construction Retain ownership of project for 12 months defects period. Ensure any issues that arise are dealt with by relevant parties. Coordinate post project review with internal and external teams. Close off final account, undertake budget review with Senior Manager, Real Estate. Coordinate 12 months defects inspection with Operations and Facilities team. Hand store over to Facilities team.General Ensure brand compliance. Due diligence in use of consultants and contractors. Continually look to develop competition in contractors and consultants. Work with Design and Purchasing teams to review standard detail packages. Will be involved in ad-hoc special projects to ensure construction requests are completed to quality, time and cost.Qualifications: Minimum of 5 years relevant work experience Bachelor's Degree level education in a related subject - Building, Property, Project Management Must have construction / project management background (retail, consultant, contractor) Ability to read Architectural and Engineering drawings Experience managing budgets Strong cost focus, results oriented & driven Excellent planning, organizational and communication skills Familiar with statutory legislation, Health and Safety requirements in the various APAC countries Ability to manage contractors, consultants, suppliers to optimize performance A team player with a strong service-oriented attitude Must have track records of delivering projects on time, within budget and of great quality High attention to detail Pro-active and flexible Confident and motivated to work independently Ability to multitask through aggressive schedules in a very fast paced environment Willing to travel extensively
