(R&R = Repair & Redecoration | MCST





Key Role:


To oversee and manage building maintenance, repair, upgrading, and redecoration projects for residential or commercial buildings under MCST.





Responsibilities:


1. Project Planning & Execution


Develop project scope, timeline, and budget for R&R and A&A (Additions & Alterations) works. Liaise with consultants, contractors, and suppliers. Conduct site inspections and supervise works to ensure progress and compliance with specifications.
2. MCST Coordination


Attend council meetings and AGMs/EGMs. Present project proposals, progress reports, and resolve technical queries from managing agents or council members. Ensure works comply with BCA, SCDF, and relevant statutory guidelines.
3. Tendering & Procurement


Prepare and evaluate tender documents and quotations. Negotiate with contractors and vendors for best pricing and quality assurance. Ensure procurement complies with MCST guidelines.
4. Budget & Cost Control


Track expenditure vs approved budget. Provide cost-saving suggestions without compromising quality. Verify progress claims and variation orders.
5. Quality & Safety Assurance


Ensure all works comply with safety standards and permit-to-work systems. Conduct quality checks and arrange rectifications for defects. * Oversee warranty periods and handover documentation.
