- Oversee the entire property and project management lifecycle, including feasibility studies, planning, design, quality management, budget control, contract management, construction, post-construction, maintenance, and enhancement works.
- Develop and implement policies for pre-contract, construction, and post-construction phases, ensuring compliance with relevant regulatory and legislative requirements.
- Manage data collection for project progress reporting and benchmarking, maintaining a comprehensive company and project filing system.
- Prepare contractual and tender documents, ensuring adherence to review, approval, and submission processes.
- Organize and plan construction activities, set targets, review requirements, optimize resource allocation, and conduct tender evaluations.
- Track project schedules and budgets, conducting coordination meetings and site visits.
- Evaluate Contractor claims, variations, delays, and extensions of time, following established quality control policies and procedures.
- Coordinate and manage site teams and project stakeholders effectively, ensuring compliance with specifications, quality standards, cost, and time frames.
- Ensure adherence to safety regulatory requirements and guidelines, in accordance with governing authorities and government laws.
- Manage project completion documents, handover processes, and defects management. Additionally, conduct scheduled checks and inspections to ensure property/assets meet SOP/KPI requirements.Key Requirements:
- Degree in Architectural, Quantity Surveyor, Mechanical & Electrical, Civil & Structural Engineering, Project Management, Real Estate, or a related discipline.
- Proficient in MS Project, MS Office, and AutoCAD.
- Minimum of 10 years' professional experience in real estate development for lodging assets, with expertise in technical due diligence, ownership/operations issues, and reporting.
- Willingness to travel for overseeing overseas projects
- Prior experience in overseas project will be advantageous
- Experience with consultancy firms is a plus.
- Strong team player with an ownership mentality, self-motivated, proactive, and result-oriented.
