• Responsible for the overall day-to-day maintenance and operations of M&E systems in the building including electrical installation, ACMV system, lighting, generators, AV System, vertical transportation system, fire safety system, telecommunication, plumbing & sanitary system;
• Monitor and maintain the efficient and safe operation of all M&E & related systems to ensure smooth operations
• Ensure all systems operate in accordance to the system design and operation intent;
• Develop and monitor preventive and comprehensive maintenance plan for the systems;
• Plan and procure parts & maintenance services within set budgets;
• Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards;
• Carry out ad-hoc project works to enhance the M&E and related systems
• Review and approve tenant fit-out application
• Prepare Expense Approvals and Proposal Papers for client\xe2\x80\x99s approval;
• Manage the delivery of excellent customer services consistent with the company\xe2\x80\x99s service standards and brand attributes;
• Forecast, plan and prepare annual marketing budget and monitor expenditure within the approved budget;
• Liaise with and ensure professional management of tenants, business partners, government agencies, vendors/suppliers;
• Member of CERT Team \xe2\x80\x93 Site Management Controller;
• Prepare and submit monthly reports
• Lead and supervise the M&E Executive to achieve set KPIs
• Work closely with the other departments to deliver the above duties.

• Meet Standards and audit requirements.

Required Qualifications & Experience

• Degree in Mechanical/ Electrical Engineering or its equivalent with at least 5 years of experience; or
• Diploma in Building Services/ Mechanical/ Electrical or its equivalent with at least 8 years of experience;
• Relevant experience in managing high rise commercial buildings or mixed developments;
• Knowledge of operation, maintenance, renovation practices and related local ordinances;
• Experience in formulating and implementing maintenance policies and procedures, project management for capital works;
• Independent with integrity, innovative, proactive and resourceful;
• Good organization, problem solving and communication (verbal and written) skills;
• Managerial experience is essential and ability to work under pressure;
• Good interpersonal skills with team player qualities to manage both internal and external stakeholders.
