KEY ROLES & RESPONSIBILITIES / KEY JOB FUNCTIONS:Planning and Leadership:
Strategic planning and execution of property management best practices across Lexmark Cebu portfolio.
Provide leadership and guidance to the team, comprising of in-house Executive and appointed external service providers to address all issues and challenges promptly.
Sales and Marketing:
Promote Lexmark Cebu leasing properties through advertisements, open houses, and participation in various sales and marketing initiatives.
Demonstrate expertise on market conditions, prices, legal, and/or documentary requirements and other related matters.
Operations Management:
Manage the Property Management Team and leasing partners by playing a significant role in long-term planning, including an initiative geared toward operational excellence.
Ensure proper upkeep of all lease properties and in compliance with all statutory regulations and code of practice.
Set key performance indicators and ensure service providers' performance is being closely monitored, measured and fulfill contract requirements.
Responsible for executing all identified and approved asset enhancement initiatives (AEIs) and improvement plans by the stipulated planned timeline.
Governance:
Responsible for the administration and operation of Lexmark Cebu Leasing business including setting of lease rates and contract negotiations.
Review and put in place Standard Operating Procedures, Facilities Management Policies.
Operational Excellence:
Provide property management recommendations and costings to support new leasing business/investment proposal as and when applicable.
Lead the team in exploring and reviewing new initiatives that can help to improve operational efficiency and productivity.
Interaction Management:
Liaise, build, and maintain strong relations with tenants, Cebu Business Park and other stakeholders and develop and sustain a strong professional network.
Budget Management:
Responsible for preparation and planning of annual property management (operating and capital) budgets.
Monitor operating and capital expenses without compromising efficiency and quality.
All expense variances should be tracked and reported monthly or as and when required.
Ensure all property management reports are being prepared, reviewed, and submitted to the management by the stipulated planned timeline.
Involvement in the procurement process of goods and services.
To work with external service providers in the preparation of tender specifications, request for proposals, evaluation and to obtain approval for award of contract.
