Manage the day-to-day tasks and functions of the entire Property Management Office in the areas of Administration, Financial Services, Engineering and Maintenance, and Third-Party Contract Management
Prepare, control, and monitor the effective execution of approved plans and programs of the property, including budgets.
Adhere to the Operating Expenditure and Capital Expenditure budgets of the property.
Prepare the Annual Building Calendar using the approved template of the company and adhere to it; send proofs of compliance to the schedules/deadlines to the assigned PMO Coordinator at Head Office
Meet operational requirements/Key Performance Indicators specified in the company's Monthly Performance Assessment (otherwise known as Monthly Scorecard)
Monitor the turnaround time (TAT) of major and minor concerns of the property using the Daily Concern Monitoring (DCM) Report; drive performance on concerned personnel to meet required TAT (based on the Monthly Scorecard)
Monitor the performance of the company's standard Preventive Maintenance Program using the Equipment Uptime Report; drive performance on concerned personnel to meet required equipment uptime (based on the Monthly Scorecard)
Vouch the accuracy of the Daily Collection Report (DCR) and Official Receipt(s) against the bank deposit(s)
Ensure the timely renewal of the property's Insurance Policy
Ensure the timely payment of Real Property Tax
Ensure the preparation and daily submission of the Daily Situational Report (DSR) by the security department's OIC; act on and resolve reported issues
Attend all Board Meetings and Membership Meetings of the property, and ensure that the Powerpoint presentation and all related materials are final at least 3 days prior to the scheduled meeting
Coach and mentor all personnel working in the property
Establish good rapport and working relationship with the Board/Client representative
Build a personal yet professional relationship with unit owners/tenants
Monitor Petty Cash transactions
Must be willing to be assigned to different projects/areas from time to time where relievers are needed
Any other tasks that may be assigned from time to time
MINIMUM JOB REQUIREMENTS
A. EDUCATION
Candidate must possess at least a Bachelor's/College Degree in Property & Building Management, Engineering, Business Administration, or equivalent
B. WORK EXPERIENCE
At least 2 years of related work experience as Property Manager With knowledge in maintenance of all building system
Has strong interpersonal and leadership skills
Must be keen to details and has good observation skills
Dependable with value for high work ethics and customer service
Possesses dynamic personality, able to deal with all levels in the organization
Excellent communication and negotiating skills
With good moral character
Should be available and on call 24/7
