Role purpose The role is to manage the property portfolio and business development, end to end, together with the Head of Property in the region. The position will support the Regional Head of Property and SEA Country Manager to achieve yearly targets and will perform critical real estate functions in line with the global property strategy and regional business requirements. The role is responsible for the qualitative improvement of Aesop\xe2\x80\x99s retail and department store portfolio (existing and New), assisting in the regional strategy, negotiations, deal making, project approval processes, documentation and internal/external stakeholder management. This position contributes to the success of Aesop\xe2\x80\x99s unique retail experience and landscape, and follows our retail principles, strategy, values and Ethos. Role responsibilities include, but not limited to \xe2\x80\x93 Property Management and Strategy

  • Align and partner with Head of Property, Regional General Manager and Country/Commercial Managers in the strategy and negotiation of store relocations, new leases, closures, store renewals, extensions and downsizes.
  • Partner with Head of Property and Country Manager, to evaluates all retail opportunities through site selection metrics and criteria, demographic analysis, competitors and analytical research, to insure the best location, performance and visibility.
  • Co-drive with the Head of Property and Country/Commercial Managers the identification and assessment of new potential retail premises for network expansion or existing store relocation, in line with the global/regional strategy.
  • Evaluate existing Aesop Real Estate portfolio to actively seek lease optimisation, restructuring, closure, expansion, reduction and/or relocation recommendations based on performance, market conditions and lease terms.
  • In conjunction with Head of Property and Country/Commercial Managers, actively participate in negotiations with Regional real estate brokers, landlords, legal partners and vendors. And asset on the development of the regional professional real estate support through selected internal/external partners.
  • Assist the Head of Global Property in developing Real Estate tools and guidelines to improve retail KPI\xe2\x80\x99s and Aesop\xe2\x80\x99s portfolio of leases by reducing the financial impact in each markets P&L.
  • Evaluate portfolio performance and work with SDD team to proactively plan and budget for large scale store refurbishments; optimizing back to back trading.
  • Liaise and partner closely with the SDD team and Property team and other functions in the region, driving common real estate goals, and finding opportunities within the commercial and non-commercial portfolio for each market.
  • Ensure real estate KPIs are in line with regional and global expectations
  • Additional assignments (e.g. property insurance, bank guarantee) or special projects as assigned or agreed.
Renewal, Restructuring, and Rent Relief
  • Anticipate and lead the negotiations of rent relief for affected tenancies in line with global and the region strategies.
  • Lead with Finance team and other related stakeholders, the coordination of rental abatements, payment of balance, and other charges for affected tenancies.
Reporting and Analysis
  • Support the Regional General Manager, Commercial/Country Managers as well as the Head of Property with the compilation of regular monthly leasing reports, and to maintain the region\xe2\x80\x99s property data and reporting in local, regional including availability of all lease documentation through LeaseEagle.
  • Conduct competitive real estate market analysis for both the retail and cosmetics industries regionally.
  • Assist the department with the compilation of proposals for new stores and network optimisation by providing relevant real estate market and portfolio data and analytics as well as broader demographics.
  • Review, follow-up and update all property trackers within his work remits (negotiation, 5YPS, Global
portfolio, etc \xe2\x80\xa6) Technical Requirement
  • Bachelor\xe2\x80\x99s degree in Business/Commerce/Real estate/Engineering, or the equivalent experience
  • At least +6-8 years relevant progressive experience in real estate and property management
Key Experience, Knowledge & Skills Required
  • Previous experience in regional or global retail company with a diverse and varied retail portfolio
  • Prefer someone with in-depth knowledge across key SEA markets (e.g. Singapore, Malaysia, Thailand)
  • Ability to demonstrate initiative and proactively identify and escalate issues and process improvements
  • Strategic, broad based knowledge of the retail and property markets in the region with subsequent networks
  • Strong affinity with local culture that are aligned with the Aesop ethos
