Company Background Started in Property Management 8 years ago and moved into Asset Management & Acquisition since 2020. Madly raising for AUM \xe2\x80\x93 target is $100mil. Strength of the company lies in creative rentability & space planning strategies & its ability to improve cap rate and hence value of properties. Have a couple of projects under our belt. Mainly focused on Singapore properties for now.
The team requires an Analyst to work in a boutique real estate team, supporting origination and acquisition, to thoroughly research new markets and perform in-depth due diligence. The Analyst will take a lead on execution of transactions, including involvement in complex and creative deal structuring.
The Candidate must be able to gather various data, from multiple data sources. This person must also have excellent communication skills and be able to distil analysis down to terms for business owners and investment partners. Prior real estate or property experience is preferred though not essential.

- Understanding of property funds eco-system and investment scene.
- Strong verbal and written presentation skills to effectively communicate results/implications to technical and non-technical audiences.
- Working knowledge of Excel, PowerPoint Presentation and email writing skills.
- A self-starter with the ability to work well in a team
- Bachelor Degree with major in Finance, Accounting, Investment Management or any related disciplines. Professional qualification of CFA / CPA is preferred.
- Minimum of 3 \xe2\x80\x93 5 years\' of experience in real estate investment or construction firm
- Ability to perform financial modelling with prominent data mining and solid analysis skills for screening investment opportunities
- Excellent verbal and written communication skills \xe2\x80\x93 Mandarin and English
- Analysis and diagnosis of existing portfolio performance; establish and optimize benchmarks for to optimize underperforming assets
- Building synergy across cross-functional teams whilst collaborating with external stakeholders (architects, consultants, real estate partners) to deliver real estate pipeline
- Executing and managing the investment process which covers deal evaluation, feasibility studies and deal structuring
- Deal sourcing and structuring for real estate pipeline in Singapore
- Perform due diligence on potential investments
- Oversee department budgets and capital allocation
- Detailed financial modelling.
- Produce regular reports tracking the business impact of investment initiatives.
- Verify and consolidate data from various sources to build meaningful reports, both scheduled and ad hoc.
