Job Description

:

You'll be part of the data intelligence team powering Singapore's next-gen real estate analytics platform. You will analyze commercial, residential, hospitality and industrial property data from platforms like URA, REALIS, JTC, and proprietary feeds to help create dynamic valuation models using real estate databases, AI and data automation.

Responsibilities:

Develop property valuation models and forecasts (AVMs) for residential, commercial, hospitality and industrial assets. Build predictive algorithms that assess capital appreciation, rental growth, and investment risk. Work with large, messy datasets and clean them for modeling. Integrate macroeconomic, micro-market, geospatial and REIT-level performance data. Prepare investor-facing reports and contribute to market research insights. Collaborate with engineers, designers and product team to define data pipelines and metrics in the dashboard.

Requirements:

5+ years in real estate valuation, appraisal, analytics and real estate finance. Must have experience using datasets from URA, Realis, Orbis, data.gov, etc. Proficient in financial modeling using Excel, SQL, ARGUS Enterprise and comparable valuation tools. Provide valuation logic for various asset classes. Collaborate to create standard valuation models. Experience with REITs, institutional properties, or geospatial APIs. Experience with real estate datasets. Candidates must be highly self-motivated, resourceful, and comfortable taking ownership without needing to be micromanaged.
