Snr Executive/ Assistant Manager (Business Development & Investments)

Role Summary:

The role will assist in the performance reporting for Australia projects (Build-To-Sell and Build-To-Rent) in the areas of sales performance, project development progress and asset management reporting. The role will also be involved in evaluating new investment opportunities in Australia e.g. market research, conduct feasibilities and market research, coordination with key stakeholders including professionals from Legal, Finance, Tax, Quantity Surveying etc

Job Responsibilities:

Investment / Divestment

• Assist in Coordinating/Analysing/Evaluating suitable Investment opportunities in relation to Australia and Singapore Development Projects and Investment Properties.

• Assist in Coordinating/Analysing/Evaluating suitable Divestment opportunities in relation to Australia and Singapore Investment Properties.

• Assist in Collaborating with Finance, Tax and Legal for Structuring of New Investment Deals.

• Assist in Collaborating with Asset Management Division, Legal, Finance and Tax on Potential Acquisitions/Divestment of Investment Properties e.g. Due Diligence.

Project Development

• Assist to coordinate with Australia in getting updates on project development progress and sales performance.

Asset Management

• Assist in Evaluating and Compiling Asset Management Reports for Investment Properties.

• Assist in Commissioning External Valuations and/or Conduct Internal Valuations.

• Initiate/Track/Subscribe/Compile/Update latest Property Market Trends and Transactions both locally and overseas.

• Network/Research/Keep Abreast of Latest Property Market News/Trends/Transactions and share with Investments team.

Sales Performance

• Assist in developing, formulate, and implement sales & marketing strategies on residential properties to achieve Marketing & Sales targets and KPIs.
• Coordinate marketing, investment, sales efforts, and initiatives for international properties.
• Conduct market research on sales, rental data, market offerings/ incentives and commission structures.
• Ensure established sales & investment targets are met and maintain efficient budget expenditure / planning.
• Manage and execute all marketing events and programmes in overseas market.
• Source for strategic partnership with real estate agencies to expand sales & distribution channels in the Southeast Asia region.
• Attend to sales enquiries and conduct sales presentation to prospective clients as well as attend to contract signing with purchasers.
• Coordinate completion of projects and assist in liaison with agents, bankers, valuers, and solicitors to ensure smooth settlements from purchasers.
• Coordinate and obtain sales numbers from respective project\'s Lead agents for regular sales reporting.
• Perform sales trend analysis based on the source of marketing media / expenses to track effectiveness of marketing campaign.

Requirements:

• Degree in Real Estate / Finance / Business or equivalent.

• Minimum 4-6 years of relevant real estate sales, marketing & investment experience.

• Possess excellent financial and business acumen, self-motivated and ability to work independently and as a team player.

• Proven track record in acquisitions of development and investments properties

• Market knowledge in Australia and/or United Kingdom property market would be a plus

• High proficiency in Microsoft Office applications including Excel, Power Point, Word, etc

• High degree of independent judgment and ability to handle confidential and sensitive information

• Ability to work in a fast-paced environment with flexible work hours as needed to meet tight deadlines

• Must be able to manage projects independently and be a self-starter

• Must have a strong work ethic, attention to detail and a desire to produce top level results
