Our Client:

Our client is a listed MNC, specialises in Industrial portfolios. They are actively looking to hire a Senior Leasing Manager to join their team in Singapore.

The Responsibilities:

• Formulate and implement effective marketing strategies to maximize rental and occupancy for the assigned portfolio
• Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy, which will form part of the marketing plan to be reviewed on a half yearly basis, if required
• Source and manage leasing pipelines and to improve current conversion of leads to deals
• Secure new tenants by identifying and showing prospective tenants\' available spaces at the approved rental rates and terms to the interests of the Trust
• Discuss renewals and expansion plans with existing tenants to retain occupancy with positive rental reversions
• Establish, maintain, and strengthen business relationship with tenants and in turn develop deeper understanding of tenants\' needs, future plans and internal decision-making process regarding to their space requirement
• Identify and maximise all existing and potential sources of income from the assigned portfolio
• Increase portfolio occupancy by working with real estate professions, local newspapers, and other forms of media
• Assist to prepare leasing reports and other ad hoc reports required from time to time
• Comply with both internal and regulatory guidelines and obligations of the Trust
• Review, identify and proposed AEI / redevelopment works to enhance and/or reposition properties within the assigned portfolio to enhance and improve marketability and revenue if properties
• Assist in responding to RFP for built-to-suit and lease project
• Source and identify prospects for built-to-suit and lease project
• Assist in preparation of feasibility studies, negotiation with prospect on commercial terms and preparation of necessary agreements
• Run background checks on potential tenants to evaluate their credit status, etc to determine if their credit worthiness, etc.
• Prepare budgeting and forecasting
• Ensure compliance with both internal and regulatory guidelines and obligations of the Trust, all authorities, lease covenants, etc.
• Any ad hoc tasks that may be assigned from time to time

The Requirements:

• With \'A\' Levels/Diploma/Degree
• Good network and relationships of industrial and logistics tenants and strong leasing experience with Industrial Assets
• Well-versed in communicating with potential tenants to identify their requirements and convince them to lease their property
• Good knowledge of JTC regulations
• Leasing experience for retail and F&B
• Minimum 5 years of experience in Leasing
• Prompt to respond and is always on the ball
• Assertive and yet be diplomatic
• Excellent communication and writing skills
• Proficient in Microsoft Office
