Project Management Lead - S.E. Asia
SingaporeWe have partnered with a global investor, developer and operator of quality real estate assets.We are assisting in the search for an adept Project Manager for their Singapore office overseeing South East Asia. The successful candidate will be responsible for overseeeing the construction and delivery of various projects including industrial/logistics (built to suit), office, residential, hospitality, and related domains.Reporting directly to the Head of APAC Construction & Development, you will assume responsibility for overseeing the project management function in South East Asia. This entails ensuring the successful execution of projects from their inception through the design phase, construction, and ultimately to completion.Effectively bilingual in English and Mandarin or Malay, you will bring forth commercial acumen and analytical skills to effectively manage inputs and outputs of the projects at hand.With strong planning and organizational abilities, you\'ll adeptly navigate competing priorities. You will excel in stakeholder management, communicating effectively and confidently to ensure project success. You will ensure consistently high-quality project delivery, and proactively identifying and addressing quality issues throughout the project lifecycle.Key Responsibilities but not limited to:

  • To furnish preliminary master plan designs during the project\'s inception stage for investment underwriting purposes.
  • To collaborate with technical due diligence service providers to evaluate site conditions, soil quality, environmental factors, and development parameters for pipeline sites.
  • To liaise with the Investment Department and relevant Planning Authorities to determine the optimal development parameters for the subject site.
  • To offer insights and coordinate with the Investment Department regarding underwriting specification requirements, starting from site acquisition and extending to Built to Suit necessities.
  • To prepare a master schedule for development programs, allowing for input into investment underwriting and monitoring of development timeframes.
  • To coordinate with external cost consultants to prepare preliminary cost estimates for investment underwriting purposes.
  • To collaborate with the Investment Department to process post-listing/transaction applications related to the issuance of four certificates concerning the title, works, and planning of the subject site.
  • To work with external consultants to draft detailed construction drawings for review and submission for development approval by relevant authorities.
  • To coordinate with external cost consultants and tender consultants to prepare bill of quantities and all necessary materials for tendering purposes.
  • To oversee the procurement process for materials and devices through supervision of main/subcontractors.
  • To supervise main/subcontractors in daily on-site construction activities.
  • To monitor the cost plan budget and coordinate with external on-site project managers for issuing variation orders.
  • To manage construction material and workmanship quality control by interacting with external consultants and main/subcontractors.
  • To coordinate with external consultants and the main contractor to liaise with surveying authorities to determine completion construction gross and title floor areas.
  • To collaborate with external consultants and the main contractor to prepare all materials for submission related to the issuance of fire services and completion inspection and acceptance certificates.
  • To coordinate with the Leasing Department for specifications modification and tenant improvement requests from tenants.
  • To work with the Property Management Department to implement routine property maintenance and repair works.
  • To maintain development contracts and permit documentation in the development project archive.
  • To coordinate with the Portfolio Management and Finance Departments to prepare materials for submission for construction loan drawdown.
  • To coordinate with the Property Management Department for the preparation of annual and regular inspection works conducted by Fire Services, Industrial and Commerce, and other relevant authorities.
  • To prepare development program tracking and routine construction management reports.
Experience and Skills but not limited to:
  • A strong academic background with a Bachelor\'s or Master\'s degree in fields such as Architecture, Engineering, Real Estate, Construction Management, or Quantity Surveying is preferred.
  • Professional experience of at least 10 years in project management, construction management, or engineering within the real estate sector is necessary for this position.
  • Experience in Logistics/Industrial project management is considered advantageous for this position.
  • Adept at working autonomously within a fast-paced, high-growth, and entrepreneurial environment
  • Bilingual in both written and spoken English and Mandarin or Malay; strong communication skills.
